      Dear  Friends: Next Friday, February 11, we will be celebrating the groundbreaking  for Kenyon Square, a new project on the vacant lot at the NE corner of 14th  and Irving, adjacent to the Metro subway entrance. This is the first of two  major Donatelli & Kline/Gragg & Associates projects at 14th and  Irving. (The SW corner will be following in a  couple of months.)   Also upcoming is the groundbreaking for the Victory Housing's all-affordable  senior building (with more than 70 units) alongside this project on  Irving.

      Construction will start  immediately.

      I am  including a description of the project. Please note that Donatelli &  Kline/Gragg & Associates completed the Ellington at 1300 U, and are the  developers who won the parcel at Georgia Avenue Petworth Metro, soon also to  begin construction.

      They  are excellent partners--along, of course, with NCRC--for progress in  Columbia Heights.

      Kenyon Square is a mixed-use building that will front the east side of 14th  Street from the metro entrance at Irving Street to the northern corner of that  block at Kenyon Street. The building will consist of 153 condominium units,  street level retail stores, underground parking, and a landscaped garden  rooftop. 20% of the residential units will be set-aside for affordable housing  in three different income levels (30%, 60% and 80% of Area Median Income).  Designed by an award winning architect, the building is an assemblage of three  facade variations : a "streamline deco" style at the southern portion; an  "industrial deco" at mid block; and an "Italianate style" at the northern  portion. There are over 20 different floorplans including some 2-story units.  The project is a joint effort of The National Capital Revitalization  Corporation (NCRC), Donatelli & Klein, and Gragg & Associates. The  project will take approximately two years to complete.
