      May 13, 2003

      Project Manager


      Affordable Housing Associates (AHA) is a nonprofit housing development
      corporation, based in Berkeley, California. AHA has developed 14
      properties consisting of 352 units with 291 units under AHA property
      management. AHA has an additional 150 units in predevelopment, 107 units
      in advanced development, and 35 units currently under construction. We
      are presently working in Alameda and Contra Costa counties. AHA has
      developed the first car-free housing in Downtown Berkeley, the Shattuck
      Senior Homes, and the first affordable live-work project in West Oakland,
      the Adeline Lofts.

      Under the direction of the Executive Director and working with a team of
      other project managers, the Project Manager performs a wide variety of
      tasks directly related to the planning, advocacy, development, financing,
      construction and operation of affordable housing projects from acquisition
      through construction and occupancy. This position is characterized by a
      high degree of initiative, responsibility, accountability and ability to
      work congenially with a wide variety of individuals, community-based
      organizations and governmental entities. A project manager at AHA can
      expect to manage 2-4 projects at any given time.

      Responsibilities:
      · Has Lead Responsibility in researching, applying, securing, and closing
      financing for all phases of development, from acquisition and
      predevelopment, through construction and permanent phases.
      · Guides projects though entitlement phase, including preparation of
      applications for zoning and use permit approvals;
      · Develops project pro-formas and feasibility studies of proposed projects;
      · Work with Executive Director or Director of Development on acquisition of
      development sites;
      · Select and Manage Development Team members, including architects,
      contractors, financial consultants, legal consultants, engineers, and
      property management agents;
      · Work with Construction and Design Project Manager to develop project
      design, from schematic design through construction documents and
      construction administration;
      · Works with Director of Communications as a liaison between the
      organization and the general public, and garners community based support
      for potential projects;
      · Attends city council, council housing committee, or other governmental
      agency department meetings when project specific issues or matters related
      to affordable housing are being discussed;
      · Attends community and AHA Board meetings as required;
      · Undertakes other relevant tasks as may be assigned by Executive Director

      Skills:
      · Strong financial and writing skills
      · Degree in development related field or equivalent experience
      · Ability to initiate and maintain successful working relationships
      · Strong communication skills
      · Strong computer knowledge especially in spreadsheet applications

      Qualifications:

      A minimum of two years of project management experience and a graduate
      degree in a development-related field. Candidates should possess a minimum
      of a Bachelor's degree in Architecture, Business, Planning, Real Estate or
      a related field. The ability to seek creative, viable solutions to
      problems and coordinate many phases of project development activities with
      attention to detail is required.

      Salary and Benefits:
