      Job Announcement: Project Assistant

      Under the supervision of Associate Director of Housing Development, the Project
      Assistant is responsible for directly assisting housing development
      staff on several
      affordable housing projects that are in pre-development, under
      construction, or in the
      close-out process. The position requires a responsible individual able
      to take initiative and
      work independently, who pays careful attention to detail, has strong
      problem-solving skills, verbal and written
      communication skills, and is highly organized. He or she must have a
      positive attitude about performing varied
      tasks and be able to thrive in a casual yet professional and
      fast-paced, team environment. This is a temporary,
      full-time (32-40 hours per week), non-exempt position. A three (3)
      month commitment is required.

      PROJECT ASSISTANT DUTIES MAY INCLUDE:
      1. Construction and Permanent financing: help package materials for
      funding applications, periodic and
      regular reports, and special requests to lenders, investors and other funders.
      2. Financial Analysis: assist project managers in preparing financial
      analysis of new projects.
      3. Construction Administrations: support project managers in
      construction administration.
      4. Information management: maintain project files, binders, loan documents.
      5. Post-occupancy evaluation: coordinate the post-occupancy evaluation
      of completed projects.
      6. Green Retrofit/Capital Improvement: developing and implementing
      scope of green Capital Needs
      Assessments; review of green financing programs available to support
      small rehab/large capital
      improvement scope; and, determination of green retrofit scope for
      specific buildings.
      7. Database support: coordinating development information needed for
      the Computer Aided Facilities
      Management roll-out or other information database consolidation
      efforts underway.
      8. Undertake tasks as may be assigned by the Director of Housing
      Development or the Senior Project
      Managers.

      REQUIRED SKILLS
       Strong problem-solving skills and consistent attention to detail.
       Manage changing deadlines and work well under pressure for multiple
      team leaders.
       Work independently and effectively prioritize multiple tasks.
       Facile with information technology, including Windows, Word and
      Excel, or equivalent.
       Able to follow instructions.
       Be organized and have excellent time management skills.
       Reliable, punctual, excellent attendance.
       Strong attention to details and follow through.
       Excellent verbal, written communication and interpersonal skills.
       Able and willing to function well in a diverse environment.

      MINIMUM QUALIFICATIONS
       Bachelor's Degree or equivalent work experience.
       Excellent written and verbal communication skills.
       Solid quantitative and analytical skills.
       Effective oral and written communication skills.
       Willingness to perform administrative tasks related to the
      development of affordable housing projects.

      PREFERRED QUALIFICATIONS
       Low income housing development exposure.
       Familiarity with nonprofit sector.

      Facility with Microsoft Office Suite.
