Fund Partner, Pacific Valley Investor – Belmont
Pacific Valley Investor, Inc. is seeking to launch a series of investment
funds to acquire land in several high demand areas of Northern California.
PVI is looking for an entrepreneurial person to be a Fund Partner and to
take a major role in the fund launch and the implementation of the funds
goal. Compensation will include base salary and normal associated benefits,
housing assistance, and an ownership position within the investment funds.
Successful implementation of the Funds investment plan should lead to accumulation
of substantial wealth for the Fund Partner. The Funds goal will be to invest
$40 - $60,000,000 cash over the next 5 years.
The Funds will each acquire a significant number of land parcels to be
held for value appreciation. A portion of the acquisitions will be large
parcels which will be subdivided to add value. The first Fund will acquire
properties in Calaveras and Tuolumne counties in the Sierra Foothills.
Subsequent Funds will acquire properties in other Sierra foothills counties
and in various northern California coastal areas.
The Fund Partner will have the following primary responsibilities:
a. To locate, negotiate, and acquire land parcels with above average likelihood
of appreciation due to preferred locations, potential for value addition
via subdivision, ability to acquire from financially challenged sellers,
b. To become extremely knowledgeable of all local conditions and politics
that impact land values, uses, and availability in the target areas. In
that regard, we will expect the Fund Partner to live in the target areas
full time during the key stages for each Fund, and attractive, below market
rental rate housing will be provided.
c. To be in charge of all land subdivision efforts. Depending on the specific
parcel the Fund Partner may directly pursue the subdivision on behalf of
the Fund, or may negotiate arrangements under which a local developer will
lead the effort in return for a share of profits.
d. To be in charge of land sales after the desired holding period
We do not have absolute experience or educational requirements for this
position. However, the following characteristics and experience are preferred:
a. Business education and real estate education
b. Aggressive, achievement oriented, and entrepreneurial
c. A smart, creative problem solver
d. Some experience in evaluating, buying, selling, and adding value to
investment real estate
e. Real Estate Salesman or Broker license
Pacific Valley Investors is headquartered in Belmont, Ca. Over the past
25 years PVI has been involved in the purchase, sale, management, and redevelopment
of over $300,000,000 of investment properties of all types including residential
land, recreational land, apartment complexes from 2 to 400 units, retail,
office, and hotel. The company currently operates a hotel portfolio with
value in excess of $100,000,000.
