      REAL ESTATE MANAGER

      Company Overview: The Unity Council is a community development corporation
      established in 1964 and
      based in the Fruitvale district of Oakland, California. Several years ago,
      the Unity Council began
      to plan for the economic development of the Fruitvale area. As a non-profit
      committed to community
      economic development, the Unity Council developed a comprehensive approach
      that would ensure the
      economic revitalization of the entire community and the building of the
      assets of the community
      and its residents. This plan has many components including business
      assistance, workforce
      development and the development and construction of the Fruitvale Village,
      the recently completed
      $100 million award-winning, transit-oriented development.

      Position Overview: The Real Estate Manager reports directly to CEO in
      performing a wide variety of
      task directly related to real estate development. This position is
      characterized by a high degree
      of initiative, responsibility and accountability, and requires the ability
      to work well with a
      diverse group of individuals, other community organizations, private
      developers, funders and
      governmental agencies.

      Responsibilities include, but are not limited to, the following:

      Expand the economic and real estate development opportunities, options and
      horizons of the Unity Council.
      Responsible for overall management and supervision of one or more real
      estate projects;
      Assist in the identification and acquisition of sites within the target
      area;
      Develop project pro formas and prepare thorough financial feasibility
      analyses;
      Prepare and monitor project budgets, cash flow projections and project
      schedules;
      Prepare funding applications to secure additional funding and grants;
      Negotiate and secure financing for all real estate developments;
      Oversee preparation of zoning applications and other city required
      approvals;
      Conduct due diligence tasks to safe guard investments;
      Coordinate various development tasks including: planning, permitting and
      legal review;
      Prepare development updates and project reports;
      Monitor construction activities in regards to quality and cost control;
      Participate in site inspections and draw request review;
      Attend city council, planning commissions, and other community meetings as
      necessary;
      Negotiate the scope of services for contracts with consultants;
      Supervise of real estate staff and manage consultant's projects;
      Serve as a liaison between the organization and the general public;
      Perform additional duties as assigned by the CEO.

      Qualifications
      Skills, Knowledge, & Abilities

      Preferred Masters degree in Real Estate, City Planning, Architecture,
      Business, or a related field;
      Seven years minimum of real estate development experience, preferably in a
      non- profit setting;
      Knowledge of non-profit housing and economic development issues;
      Ability to prioritize and work independently on a wide variety of tasks;
      Ability to work through complex issues, employing strategic thinking and
      creative problem solving skills;
      Excellent written and oral communication skills, writing sample required;
      High level of attention to detail;
      Strong analytical and computer skills, with the ability to use various
      software applications
      including Word, Excel, PowerPoint, Adobe Illustrator, etc.;
      Ability to work as a team member;
      Demonstrated sensitivity to community development;
      Interpersonal skills necessary to effectively interact and communicate with
      diverse populations.

      Classification: Regular Full-time, salaried exempt.
