Good point. The guarantor thing is a pain, but foreign students shouldn't
have to worry about that I think.. The universities all have some sort of
program in place. Here is the TIT one:

"Tokyo Tech can provide you with an institutional guarantee called an
"Apartment Tenancy Guarantee" provided you join the Comprehensive Renter's
Insurance for Foreign Students Living in Japan, which is administered by
Japan Educational Exchange Services (JEES). Using this service alleviates
the burden of finding a guarantor. Please ask about the procedures to be
taken at the Student Support Division."

I assume you are Chinese with an Australian passport?

The reason I am asking is that it makes a big difference in Japan depends
on which country/passport you are from.

At your Y60k prices range you will not find an English website that host
such rental units(no profit). You will need to find a Japanese ones. So
if you read Chinese character(Kanji) then I can ask my wife to look up some
local real estate agents near your campus. I also have some colleagues who
are Tokyo uni graduate but not from that campus.

It still will be tough for you to rent due to you being a foreigner and
this area you are trying to rent(I am guessing again) from is not like
Roppongi or Minato Mirai area of Yokohama where foreigners are plenty. You
will need a guarantor and pay about 4 months of key/gift money to have the
pleasure of renting.

I think your university maybe able to write a letter or act as a sponsor
but they may also choose not to do because it is a lot of trouble for them
and they do not like speaking English. Unless you have a professor who is
willing to sponsor you and act as a guarantor, your mission will be quite
difficult.
