lived 3 years in germany, 4 in the States, and now I am temporarily back in
Italy...

Sorry that your dream house in Italy never became a reality,
Felicity. It's such a shame that the Italian red tape acts as a
barrier to many people owning property there. Reassuring to know that
Paul and Mark and still careering from one end of Italy to the other
via their preferred means of transport and that Roy is still globe
trotting - congratulations on your marriage, Roy!
