How to Do Low-Cost Mold Sample Collection and Mold Laboratory Identification of
Mold Species

VANCOUVER, CANADA. Although any mold in elevated levels indoors
can cause severe health problems for mold-sensitive occupants,
several toxic molds such as Stachybotrys, Aspergillus, and
Penicillium pose far greater health risks than others, according
to Phillip Fry, Certified Mold Inspector and author of the book
"Mold Health Guide."

Thus, many homeowners, rental property owners, tenants,
employers, and employees in Canada, the USA, and worldwide want
to know, and need to know, the precise identities of the various
mold species infesting their moldy home, apartment, or workplace.


The accurate identification of mold species requires two steps:
(1) physical collection of mold samples from the moldy building;
and (2) mold laboratory analysis of the collected mold samples.

For the first step, a property owner, manager, tenant, or
employee usually hires a certified mold inspector, an industrial
hygienist, or an environmental hygienist for mold inspection and
collection of mold testing samples, at a typical cost of US $500
to $2,000 for a 2,000 square foot (186 square meters) home.

This inspection and testing fee usually includes mold laboratory
analysis and mold species identification for a small number
(3 to 10) of collected mold samples.

Alternatively, if the available funds for mold testing and mold
lab analysis are low, it is possible to achieve the same accurate
mold testing results for just $60 to $200 by using---

(1) inexpensive, transparent, sticky, adhesive tape (“lift tape
sampling”), such as Scotch® brand tape, to collect the mold
samples; and

(2) a low-cost Asian mold analysis laboratory (e.g., $20 per
sample for mold species identification and quantification,
compared to the usual $50 to $150 per sample in North America
or Europe).


Lift tape sampling and testing is an easy, practically-free
(except for the cost of the tape), and an effective way to
collect mold test samples when you---

(1)  Can see mold growing on a wall, ceiling, floor, carpeting,
furniture, heating/cooling duct register, or other surface;

(2) Want to know whether a particular stain, discoloration, or
mystery substance on the wall or another surface is actually
mold growth; and/or

(3) Smell mold (the digestive gas emitted by mold eating the home
or building) and want to test a number of surfaces upon which
elevated levels of airborne mold spores may have landed or been
deposited, such as on walls, window sills, window and door trim,
refrigerator top, kitchen cabinet tops, undusted furniture,
heating/cooling duct registers, and the return air filter in
the heating/cooling system.


The easy steps involved in tape lift sampling are---

1. Cut a three-inch (3”) long strip of one-inch (1”) wide,
transparent sticky tape.

2. While wearing rubber gloves and a breathing respirator mask
(with organic vapor filters) from the local hardware or home
improvement store, press the tape strip firmly (sticky side down)
onto the visible mold growth or onto the surface being tested.

3. Remove (peel back) the tape from the surface.

4. Open up a small ziplock bag (a transparent, easily sealable
plastic storage bag), and press lightly the lift tape sample
sticky side onto the inside sidewall of the ziplock bag.

5. Close [zip shut] the ziplock bag completely. Tape it shut
if necessary to make sure no airborne mold spores can escape.

6. Attach to the outside of the ziplock bag a large adhesive
label with the tester’s name, date of sampling, property address,
the precise testing location at that address (e.g., “air
conditioning duct register in living room”), testing method
(“lift tape sampling”), and the name, postal address, email
address, phone number, and fax number (if any} of the person
submitting the sample to the mold laboratory.

7. Mail or express the collected lift tape samples (including
payment of the lab’s analysis fee} to the mold analysis
laboratory for mold species identification and quantification.

Home sellers who wish to market their property in development
neighborhoods face tough challenges. All the houses look similar.
All the houses sell for amounts in the same price range. The
market -- whether it's a hot sellers' market or a cool buyers'
market -- largely determines the price, purchase terms, and
length of time to sell.

How do you make your home stand out from the crowd? How can you
turn your property into a "hot" sale, even if the market's
lukewarm? Remember the "Three M's" and apply these Design
Psychology strategies as you stage your home for sale:

1. Magnetism.  Because most buyers won't even get out of their
car unless a home shows promise, create an exciting exterior that
draws prospective buyers to your home. Place an interesting focal
point in your front yard, such as a water fountain, a large urn,
or a beautiful tree. Enhance your walkway with enticing plants or
light fixtures that clearly mark the path to the front door. Use
color psychology to either paint your front door or its framework
a happy, inviting color, such as Sherwin William's Torchlight
(golden wheat) or  Rose Tan.

2. Mystery. Most home searchers only spend three to four minutes
looking at the average home. Enchant with mystery as soon as the
prospects enter your home. Make the buyer take a second look by
using Design Psychology lighting tricks. Place a palm tree so
that it partially blocks the view of the hallway. Uplight the
palm tree with a canister light that casts captivating shadows
on the walls and ceiling.

3. Memory. Home shoppers look at many houses in a row. Your goal
is to get the buyers to remember your home above all others.
Design psychology can help you do this. Think about your buyers'
dream: they want a lifestyle --not just a house. Make your buyers
believe that if they choose your home, they will have the
privilege and right to take a nap in that "fantastic garden
hammock," read a great book in your private reading nook, or
cook a delicious meal in your gourmet kitchen.

Turn heads with your enticing home. Turn viewers into buyers.
Turn your typical development home into a buyers' dream home
using home staging methods that create a lifestyle delight.

Selling your home? Here are some tips to help you sell yours
for more than your next door neighbor's, and faster! Most
buyers will know within 15 SECONDS after crossing the
threshold if they want your home. But first, you need to
attract them inside!


11 home staging steps to take to sell your home for top dollar:

1. Start at the street. The buyer's first glimpse of your
home must entice them inside. Design Psychology goes further
than mere curb appeal. Here are some easy additions you can
make to help your home outshine the competition:

Add a couple of BIG plants, either in hanging baskets or
pots, to the porch, which will lead buyers' eyes to the
entrance.

The first color our eyes process is yellow, so place yellow
flowers near the front door.

Plant white flowering annuals, since they look clean and show
up better at night--when many home shoppers look.

2. Get rid of brown or dead leaves and bare spots in the
yard. Add mulch to cover bare dirt near the house. Bright
flowers hold the eye and "fill" empty areas, but you don't
need to add plants to every space. Just make sure that
everything looks neat.

3. Paint your front door a happy color. Yellow-gold (amber),
red (blue-based), sage, apple, or forest green, depending on
the other colors of your home, will attract the eye and
create happy feelings. Buyers won't notice the color
psychology you take advantage of, but they'll love the result.

4. Once buyers step inside the front door, they usually make
their minds up within 15 SECONDS, so first impressions are
vitally important. Focus your attention on the first wall
buyers will see, and then hang a mirror on that wall large
enough to reflect the buyer's image. It will psychologically
reinforce the buyer's presence in the home when they see
themselves in the mirror, causing them to imagine living in
your home.

5. Go beyond just clearing clutter, and remove furnishings
that don't add to the setting. Also clear bathroom and
kitchen countertops. Under-furnished homes let the buyer's
imagination fill rooms with their own belongings. Once they
visualize their favorite chair in a particular spot, you have
a sale.

6. Pack away your personal photographs, trophies, diplomas,
and small accessories and stack them neatly in the garage or
a separate storage space. That will also protect you from
having strangers view your personal life.

7. If your home looks too bare, replace your personal
treasures with house plants or cuttings from the garden.
Be creative; you don't need to spend money.

  - Use tree branches and fresh flowers to bring nature indoors.
  - Fill vases and glass jars with fresh cuttings and set them
    in baskets.
  - Add green house plants in winter, spring, and fall.
  - During hot selling seasons, use green, silver and gray
    foliage to help keep your home visually cool.

8. Lighting affects your buyers' emotions and is a crucial design
element for happiness, so turn on the lights when showing your
home. Day-like light bulbs enhance happiness. Amber and pink
light bulbs warm, while blue light cools.

9. Air the house out. You get used to odors, but buyers
shouldn't smell anything other than natural pleasing scents
like wood burning in the fireplace or fresh lemon in the
summer. Cut up a grapefruit and run sections through the
garbage disposal. It's both refreshing and clean smelling.

10. Buyers like temperatures around 70 degrees in the winter
and 67 degrees in the summer, so turn up the thermostat in
the winter and turn it down in the summer.

11. Park your car out of the way and encourage buyers to park
in a space where their car won't block the view from the
inside.


Remember, you've only got 15 seconds to sell your home, but
by using Design Psychology techniques, you can convert
lookers into buyers and get top dollar for your home.

Sweet Dreams – Choosing the Right Mattress

A good night’s sleep is one of life’s greatest blessings. But,
if your mattress is old and lumpy, that blessing can become a
curse. I remember the early days of my marriage which were spent
on a bed that can be best termed a plastic canoe! Finding the
perfect mattress for your body can take a little work and a
little more experimentation. Here are some tips to help you
find the right mattress for you:

1. Try several types, styles and brands of mattresses. Try
    foam, pillow-top, water, adjustable and air mattresses. What
    may feel absolutely wonderful for one person may not feel
    right to another. If two of you will sleep on the bed, try
    to compromise on a mattress that will fit both of you, which
    may take some research.

2. Make certain that the mattress has at least a ten-year
    warranty. Check the proration! The proration is the
    percentage of the original purchase price the mattress
    manufacturer will refund if the mattress is defective.
    Some manufacturers reduce the amount by a certain  for
    each year you own the mattress.

3. If two of you are going to use the mattress, make sure both
    of you do the shopping. And don’t just sit on the mattress.
    Lay on it – both of you!

4. Check the ticking (outside cover) fabric. The ideal fabric
    should be a cotton blend or a damask. If the cover is made
    of vinyl or polyester, the fabric will not “breathe” and
    will be uncomfortable in the summer.

5. Check the support on the outer edges of the mattress. The
    sides of the mattress should provide as much support as the
    middle. To check, roll from the center of the bed to the
    sides and back.

6. Check that the handles of the mattress are firmly attached to
    the innersprings to aid in moving. It is difficult to maneuver
    a mattress that has no handles.

7. Purchase the box springs or foundation and mattress as a set.
    They are made to support each other and will wear at the same
    rate.

8. The coil count for a quality mattress should start at 300
    for a full or standard mattress, 375 for a queen and 450 for
    a king-size mattress. A higher coil count means a
    higher-quality mattress.

9. As a general rule, the wider the coil, the more sturdy the
    mattress and the longer it will wear.

10. Make certain you are comfortable with the size of bed you
     choose.

     Remember:
     - A twin extra-long is 39in wide and 80in long
     - A regular twin or single bed is 39in wide and 75in long
     - A full, standard or double bed is 54in wide and 75in long
     - A queen mattress is 60in wide and 80in long
     - An eastern king is 76in wide and 80in long.


Take your time to choose the right mattress. After all, making
the right choice can ensure you will have many great nights of
sleep. The wrong choice and you will lie awake at night and
count the spots on the ceiling, the sheep jumping over your
headboard or surfing the internet until you fall asleep.

What is Concrete Cutting?

Concrete cutting is a process of controlled sawing, drilling and
removal of concrete performed by skilled operators using special
saws that use diamond impregnated blades. Unlike the old-
fashioned dusty "jack hammer" method, modern concrete cutting
leaves a smooth attractive finish and utilizes water so as not to
create any dust or mess. There are many different kinds of
concrete cutting but the most common are wall sawing, core
drilling and slab or flat sawing.


Wall Sawing is the process of cutting openings such as doors or
windows in concrete walls, usually no more than 12" thick but in
some cases up to 24" thick. This is accomplished by using a saw
that attaches to a track on the wall to be cut. This process
utilizes an enormous 30" or even larger diameter diamond blade
that can cut 12" or more of concrete all of the way through from
one side. This aspect of our business requires the most skill and
cannot easily be done by your average "do it yourselfer." As
stated, wall sawing may entail cutting openings in concrete
foundations but may also include lowering a foundation elevation,
entire foundation removal and also the cutting of concrete
retaining walls in part or in whole. This type of concrete
cutting requires skill and experience to cut perfectly smooth
plumb and level openings with virtually no dust or mess, so it is
a rather expensive service. Most concrete cutting companies
charge a minimum of $425 just to take their equipment to a site
and cut.

Homeowners that build additions on to their home that have
basements or cellars commonly find they need to cut into their
existing concrete foundation to add an entry or passage between
the new and existing basements. It is much easier and in most
cases less expensive to have this service performed during the
construction process and not after.


Core Drilling is the process of drilling perfectly round holes
through concrete walls and floors. The diameters of the holes
range from 1" to 12" round but average 5" for most homeowner
applications. In commercial applications core holes can range
anywhere up to 60" round and more. Core holes are used for
"utility penetrations" such as electrical, plumbing and heating
but are also commonly used for venting furnaces or clothes
dryers. Although not recommended, core drilling can be performed
by an advanced "do it yourselfer" and the equipment necessary to
perform core drilling is readily available at your local tool
rental and supply store. Most companies have a minimum charge of
$250 to core a hole for you and it can take a professional as
little as 10 minutes to unload his equipment, core the hole, and
reload his equipment. Yet, I have seen homeowners rent the
equipment and spend an entire weekend trying to core a single
hole and then call a professional to complete the project. Just
like with any trade a professional concrete cutter will make his
job look easy.


Slab sawing, also known as flat sawing, is used to cut horizontal
flat concrete surfaces such as floors, bridge decks and pavement.
Slab saws feature a diamond blade that is mounted on a walk-
behind machine that requires only one operator. They can cut up
to 33 inches in depth but generally only 6" or less is necessary
in most homeowner applications. Slab sawing is the perfect
solution for making penetrations or openings in concrete floors
to access and repair a broken water pipe or sewer line. When a
basement or cellar is being remodeled to add a bathroom the
concrete is removed to add new plumbing for the fixtures. A slab
saw is also useful in demolition work to break up and remove a
cracked or unwanted patio, driveway or walkway. Sometimes a
homeowner might want just part of a patio or other concrete slab
cut in order to alter their landscaping. Attempting a slab saw
project can be very time consuming for your average "do it
yourselfer" however it can be accomplished. I always recommend
spending a few extra bucks and saving yourself some very serious
danger and aggravation by contracting a concrete cutting
professional.

No matter what your project is, don't let a little concrete stand
in your way. Concrete can be a homeowner's worst obstacle if he
or she doesn't know that there are companies out there that
specialize in removing it very quickly and neatly. To find a
reputable concrete cutter I recommend that you start with the
yellow pages and always check them out with your local Better
Business Bureau or your local Department of Consumer Protection.

Learn the benefits of introducing art into your office or home
as a strategy for helping to reduce your stress levels and your
employees too.

Simply put stress is defined as a real or interpreted threat to
our mind or body that makes us take action. It varies with each
individual person.

Imagine you're in the office, the phone keeps ringing, but you
are trying to concentrate on a report you should have finished
yesterday, and every time you check your email there is another
batch of emails that need replies. So you stay late and a
colleague assumes this is an invitation to chat to you for
20 minutes about nothing important.

Everyone copes differently; perhaps you reach for a coffee &
cake, or go out for a cigarette break or enjoy a glass of wine at
the end of the day. Or maybe all three?! How you react and how
you handle the stresses of everyday living can determine your
well being both physically and mentally. Stress has been linked
to all the leading causes of death, including heart disease,
cancer, accidents and suicide.

Not all stress in life comes from negative events - perhaps you
have just landed a new better paying job or contract. They key is
balance - learning how to relax and control your reaction to the
stressors in life.

Once you learn how to relax you not only reduce you stress
levels, you strengthen your entire immune system and well being.
Just avoiding 'boosters' like cigarettes and chocolate and taking
short 'relaxation' breaks throughout the day gives your body &
mind a chance to repair. Finding what works for you is just as
important as figuring out what your triggers are.

How does this link to art in the work place I hear you ask?

Well, we've all experience a moment when we've been out and about
and visited a place that every time we think about it are senses
are filled with a warm memory of the time we saw a sunset across
the water that turned everything a pinky orange or the view from
the top of a mountain we have just climbed. We can feel the wind
and sun, as it was that day and smell the air.

Every time we think of it we are transported back to that moment
in time. It's one of the reasons we enjoying visiting new places,
stepping out of our everyday routines to experience something new
- it makes you feel alive and restores your spirits.

Now imagine that you have a piece of artwork in your office that
did just that. It sufficiently holds your attention so that you
could 'get lost in the piece' releasing your mind and providing a
sense of privacy in a busy open place office. Often that's when
the best solutions or ideas are born - when your mind is relaxed.

Surely that's better than working in windowless rooms with bland
coloured walls, breathing recycled air and lit with harsh
artificial light?

Add to it the fact you are enhancing the look of your workspace
and making an important statement about your company, its ethos
& style and creating a pleasant environment. Surely that’s a
compelling enough reason to choose the right art for your office?

Will Your Automatic Sprinklers Control a Fire?

The first automatic fire sprinklers were commercially marketed
in the US in 1874.  There have been minor advances in the basic
technology since that time, despite the ever increasingly
complex governing codes and standards that result from evolving
occupancies, fires, new research and ever increasing public
awareness.

Properly designed automatic sprinkler systems control fire,
reduce property damage, business interruption and save lives.
However, this requires routine inspection, maintenance and
testing as well as continual reassessment to assure success.
Concerns relating to the major components are discussed below.
Consult NFPA 25 “Inspection, Testing and Maintenance of Water-
Based Fire Protection Systems” or other appropriate
codes/standards for detailed requirements.


Sprinkler Heads

Automatic sprinklers discharge water through an orifice when the
heat from a fire fuses a thermal element.  Once fused, the water
impacts a deflector and is dispersed in circular pattern.
Automatic sprinkler systems are designed to operate many heads
simultaneously.  In order to control or suppress a fire the heads
must operate without delay.

Look for damaged deflectors, painted thermal elements, leakage,
corrosion, physical obstruction, or older (obsolete) sprinklers.
Test or replace heads if their reliability is questionable.


Control Valves

Sprinkler control valves are provided for the purpose of shutting
off water to the sprinkler system in the event of accidental leak
or for system maintenance.  Valves that are inadvertently left
closed can impair a sprinkler system.  Inoperable valves can
cause significant water damage if they cannot be quickly closed.

Periodically inspect sprinkler control valves to insure that
they are in the open position.  Functionally test them to ensure
that they will operate.  Consider locking or sealing valves in
the open position to deter against unauthorized tampering,
particularly if they are accessible to the general public.
Develop an impairment management program to ensure that any valve
closures are monitored, that the number of impaired systems is
minimized, that protection is restored promptly and that proper
precautions are taken to prevent against fire when systems are
impaired.

Dry pipe, preaction and deluge valves are designed to introduce
water into the piping network after being tripped.  Dry pipe
valves are designed to operate when an automatic sprinkler head
fuses and the system’s air pressure drops.  Deluge valves are
used with open heads and operate when signaled by a detection
system.  Preaction valves, and related designs, employ both
methods of activation.

Periodically test all detection systems, and devices such as
accelerators and exhausters that effect riser control valve
actuation.  Routinely trip test and maintain all dry pipe,
deluge, and preaction valves to ensure their proper operation.


Piping

Obstructed piping results in an impaired sprinkler system.
Obstructions occur in cast-iron pipe as a result of
tuburculation.  Dry systems have the worst track record with
corrosion, and galvanized piping is commonly installed to
compensate.  Obstruction can occur when from foreign materials,
or living organisms, are introduced via the water supply (e.g.
rocks, sediment, clams, microbiological induced corrosion (MIC),
etc.).   Sudden failure can result in deteriorated pipe when
systems are exposed to high flow and pressure during fire
conditions.  Galvanized pipe corrodes quickly at elevated
temperature.

Flow 2 in. drains and inspectors test connections to ensure that
system piping remains unobstructed.  Dry pipe systems that use
cast-iron pipe should have flushing investigations performed
routinely.  Periodically inspect freezer systems for ice plugs.
Treat and inspect systems that are prone to
obstruction/deterioration from MIC, Asian clams or zebra mussels.

Thoroughly investigate any obstructions promptly and determine
the cause.  This will likely require disassembly and/or flushing
of all piping.  Flush the system by flowing water through the
largest pipes first so as to not introduce large amounts of
obstructing material into the smaller pipes.  Adequate velocity
is essential.

In winter it is critical to maintain adequate building heat to
prevent freezing.  Check dry systems for proper piping pitch and
drain drum drips routinely.  Inspect dry pipe valve riser houses
to ensure adequate heating.

For older and suspect systems that have leaked or failed, conduct
a hydrostatic pressure test to determine suitability for
continued use.  If testing cannot be performed, replace the
system.


Water Supply

The water supply consists of a source and a means of delivering
adequate flow and pressure to the automatic sprinkler system.
Sources include tanks, wells, lakes, ponds or rivers.  Flow and
pressure is supplied by gravity, pumps and in some cases pressure
tanks.  Large public water systems utilize a redundant
combination of gravity and pumping and are generally reliable.
However, uncontrollable changes may impact system adequacy.
Sources, pumps, underground piping and valves are subject to
impairments that could render an automatic sprinkler system
ineffective.

Perform flow testing in the vicinity of the automatic sprinkler
system to assure that the design remains adequate.  Inspect and
maintain control valves as outlined above.  Flow test isolated
underground main legs to ensure that there are no obstructions.
Test start fire pumps frequently to ensure that they will start
automatically.  Flow test fire pumps to assure their continued
performance.  In winter, routinely check heating systems in tanks
and fire pump rooms to prevent against freezing.  Treat raw water
sources for clams, mussels and excess vegetation, and routinely
clean suction intakes


Reevaluation

Continually reevaluate sprinkler system adequacy to ensure the
systems remain capable of protecting property, reducing business
interruption and saving lives.   Reevaluate changes in occupancy,
combustible load, storage configuration, products and processes.
Apply the most modern codes and standards, and reassess the water
supply for comparison to each sprinkler system’s calculated
demand.

instead of your checkbook! So if you find a neighbor who is
crazy...no, creative enough to trade rooms, it is best to set
some rules ahead of time:

1. Decide on a time limit. I suggest an afternoon (ending at 5pm)
    to encourage quick and cheap redecorating. Remember, more time
    equals more money and -depending on your neighbor’s home décor
    taste - more damage that can be done!

2. To encourage creativity, agree to spend no money on the
    redecoration. Enlist the whole family in “scavenging” for
    home décor – leftover paint, old mirrors and frames,
    discarded furniture and artwork, pillows, old sheets
    and fabric remnants.

3. Promise speak to each other after the rooms are done! No
    recriminations and no retaliations! Take the changes in
    the spirit of fun!

4. Promise to do nothing to the rooms that cannot be undone
    quickly and inexpensively. No knocking out walls allowed!

5. Finally, only trade rooms. No trading husbands or kids!

Many of us watch TV shows and see the miraculous transformation
of homes and gardens by professionals and amateur
do-it-yourselfers.  Is it really that easy, we ask ourselves.
Could I do it?  Where do I begin?  What improvement projects
will generate the biggest increase in the value of my home?


What Do You Want and What Can You Afford?

There are several good reasons for wanting to redecorate or
remodel (http://www.all-about-home-rugs.com/oriental-rugs.html)
your home.  If your residence no longer reflects your changing
tastes and lifestyle but you don’t want to leave a desirable
neighborhood, maybe all you need to do is make one or two basic
changes.  Altering a color scheme, converting a bedroom into a
home office, or upgrading the kitchen and bathroom are practical
improvements that add esthetic appeal and financial value.  If a
move is in the future, you want home improvement projects that
will give you the biggest bang for your buck when it’s time to
sell.

Whatever your motives for improving your home, make a wish list
with three categories:

  * Must have
  * Would like to have
  * Dreams can come true


When your list is complete, consider the amount of money you have
available or are prepared to borrow.  Unless you have unlimited
funds, make a realistic estimate of what you can afford.  Are
you planning major renovations that will require the services of
an architect or a contractor?  Will you need an electrician, a
plumber, a carpenter, a painter, or all four?  How much work can
you do yourself?  All these factors must be taken into account
as you pare down your list into affordable home improvement
projects.


How Do You Begin?

Every project starts with a plan.  Itemize everything you want
and think you can afford, and include a design of rooms to be
remodeled.  If you are going to require professional help, now is
the time to talk to contractors, plumbers, and other tradesmen,
and to ask for estimates.  Comparison-shopping is a must.  If
you are an accomplished do-it-yourselfer, price materials and
tools needed.  If you can’t afford to do everything on your
list, reassess your prime needs and make a new plan.


What Projects Are Key?

The best projects for improving the value of your home are,
happily, the most affordable and the easiest to do yourself,
even if you are a super klutz.  Ask any real estate agent for
tips on how to prepare a home for resale and you will be told
that the house and yard should be cleaned and all clutter
removed.  Creating suitable home storage facilities and cleaning
and painting the interior and exterior of your house, therefore,
are the jobs that top the list of desirable improvements.  The
premium projects that usually require professional help are
kitchen remodeling first and bathroom remodeling second.  These
particular upgrades will provide the best return for your money,
and the real estate industry has statistics to prove it.


Clean Everything in Sight

Cleaning your home and yard is a great improvement project, and
if you are remodeling, it will be the final step after the dust
has settled.  You will need something heavy-duty like tri-sodium
phosphate or its equivalent to wash most surfaces inside and
outside the house.  There are also special cleaners for glass,
tile, porcelain, stainless steel, and wood, and for getting rid
of unpleasant molds and mildew.  Visit your friendly hardware
store and read labels.  There are cleaners for almost every
material and for solving almost every cleaning problem.  Make
sure rooms are well ventilated whenever you are cleaning,
carefully follow directions, and wear gloves and a mask.

Removing clutter is another worthwhile project and requires
adequate home storage with a combination of cabinets, shelves
and bins, and sufficient strength of mind to discard all junk,
no matter how much you love it.  You can buy easy-to-assemble
shelving and cabinets in a great variety of sizes and materials
at affordable prices.  Small, decorative containers can be used
to organize and conceal the ongoing accumulations of such items
as incoming mail.  In the yard, removing clutter means getting
rid of dead trees, dead branches, broken slabs and stones in
patios and walkways, and tidying up the garden and lawn.  When
faced with clutter, ruthlessly throw it out, recycle it, hold
a garage sale, donate it to the charity of your choice – get
rid of it.

Interior painting and exterior painting should be next on your
list of preferred home improvement projects.  Fresh paint helps
make your home look clean, bright, and spacious.  When selecting
colors for the exterior, don’t forget to do something about that
bland front door.  Have fun!  Fresh, harmonious colors add
beauty and personality to your home both inside and out.


Put Kitchen and Bathroom Remodeling High on the List

Although remodeling a kitchen seems like a daunting task, a
complete overhaul pays great dividends if and when you sell your
home.  Purchasing new cabinets and appliances are worthy goals,
but you can also make minor changes that will create impact.
If you can’t replace the kitchen cabinets, replace the cabinet
doors at least.  If that is also beyond your means, add molding
to the cabinet doors, paint them, and replace the hardware.
It’s not that difficult or expensive to replace an outdated
sink, and if you can’t afford a new stove, fridge and dishwasher,
don’t hang on to those gold or avocado monstrosities – buy
attractive reconditioned replacements.


Bathroom remodeling

is the next most important improvement and the biggest dividends
come from installing a new sink, bathtub, toilet, and shower
stall, as well as attractive tiles and custom cabinets.  Again,
if you can’t manage a complete makeover, replace the tired old
taps, faucets and showerhead; add shelves; and paint and
redecorate the cabinets.


Other Projects to Consider

After you have decided on and planned for the most important
home improvement projects, new window covering and upgraded
flooring should receive your attention.  You can choose from a
large array of window dressings and styles, or simply buy fabric,
turn hems with iron-on tape, and dramatically drape the material
over attractive curtain rods.  Shutters are another possibility
and lend themselves to many different decorating styles.

Your choice of flooring is limited only by your taste and budget.
Rip up the old carpet and replace it with contemporary hardwood
flooring or laminate flooring.  If you already have hardwood,
simply sanding and re-staining it or giving it a clear finish may
give your rooms the lift they need.  Other flooring replacements
that can transform a room include tile, vinyl, linoleum, or
textured rubber.

Finally, save a little energy and money to improve the appearance
of your yard.  Maybe all you have to do to improve the landscape

is trim, mow, weed, and then plant a few flowers.  Adding or
upgrading an existing patio, deck, or walkway can also be very
worthwhile.

There are a few men out there who simply cannot understand a
woman’s need to decorate (and redecorate) their home. And
shopping for furniture? That gives most men a sharp pain –
usually in the area of their wallet. But as a power shopper
myself, I can tell the men in the audience that home décor is a
sport! Really! Just think of home decorating in terms of “guy
stuff”!

You know that little flutter in the stomach when you see a fully-
restored, cherry red, vintage muscle car? Complete with air-
brushed flames? Chrome everywhere? Well, women can get the same
flutter looking at a vintage armoire, dresser or sideboard.
(Well, ok…we don’t get quite as excited if it is covered with
air-brushed flames and chrome!) So the next time your wife or
girl friend brings home an antique table…think Shelby Cobra!

And for some men, hunting or fishing mean the thrill of the chase
or the big catch. I have felt that same thrill when finding the
perfect fabric or just the right painting for a room. (And I
didn’t have to put up with the mosquitos!) So when your wife
brings home new artwork for your mantle….think big game trophy!

Remember the fun and excitement you feel when watching football
or hockey? Your wife can feel the same excitement watching
Trading Spaces or Extreme Home Makeover! (Some rooms score a
touchdown, others are fumbles, and yet others are definite
fouls!) So rather than complaining the next time your wife
watches one of those home improvement shows, think Super Bowl!

Yes, home décor is a sport! Games of “New Paint Bingo” and
“Antique Auction Sprint” are being played daily in your
neighborhood. So instead of discouraging your wife, support her
with a few cheers like: “Way to go with that red trim, honey!”
“Stuff that pillow! Stuff that pillow!”  (No need to don the
short skirt and pompoms!) Now, if I can just get the man in my
life to buy this, I can start on that new bedroom décor. Honey?

If you want to become a real estate investor, find a "fixer-
upper" owned by an anxious seller. Finding distressed houses
at bargain prices, fixing them up, and then selling them on a
consistent basis can make you a multi-millionaire.


Why Sellers Sell At a Discount

Homeowners' problems often prevent them from staying on top
of their home's upkeep, and factors such as job loss,
divorce, serious illness, various addictions, or other
personal problems quickly overwhelm them. These sellers can't
make the needed repairs because of financial or physical
limitations, and when that happens, their home becomes a low
priority and sometimes will go into foreclosure.


Look for the "Triple D"

Home sellers with three problems give beginning investors a
great opportunity. A "Triple D" is a Doghouse, involved in a
Divorce, and in Default. The label "doghouse" comes from
Southern California Realtors who used this term to describe
the worst fixers. These houses maybe "tired" and need only
cosmetic work in order to favorably compare with other homes
in the area.


What to Look for in a Doghouse

The hardest house for a homeowner to sell is
a "doghouse," "dump," or "fixer-upper." These run-down houses
scare off most buyers, who don't have the money to cover the
down payment, closing costs, new furniture, carpeting,
appliances, roof repairs, and other deferred maintenance
required to bring the home back into top condition.

As you look through the classified ads or at realtor
listings, keep an eye out for terms like "handyman
special," "as is," "fixer," or other tell-tale words. Also
have your agent use similar terms when scanning the Multiple
Listing Service for your target area.

Once you've found a property that you can turn from doghouse
to dollhouse, find out the seller's problem and then offer a
solution. Distressed sellers frequently experience financial
problems and need cash as soon as possible. Therefore, if
you're ready to close quickly, you'll be set to negotiate a
lower sales price.


How to Close Quickly

Find an experienced lender and get yourself not only "pre-
qualified," but also "pre-approved." Taking that second step
assures worried sellers that you already have your loan in
place for their property, and this puts you well ahead of
other potential buyers.


How to Know When "Bad" Is Good

When you first start out in the real estate "fixer" business,
you'll want to look for "ugly" houses needing only cosmetic
work. Look for entry level fixers that just need some
cleaning up, painting, and carpeting.

When you're new to the fixer game, always remember your
limitations and use caution when considering houses needing
structural repairs. My husband replaces structural beams, sub-
flooring, walls, plumbing, and electrical systems, but he
acquired those skills after years of experience.

If you find a house with structural problems, get estimates
from reliable contractors to do the work. Experience teaches
you how to do more over time. Until then, rely on experienced
professionals to do the repairs. Take professional estimates
into account before deciding whether or not to purchase an
investment property.


The Easiest Houses to Sell

A dollhouse, located in a popular neighborhood, sells the
quickest. For instance, we once sold a home we named "Orange
Tree Cottage" in just three hours! To qualify as a dollhouse,
a home must be in a location that buyers want and must offer
the number of bedrooms, bathrooms, and amenities they're
seeking. Beyond the price, however, buyers purchase the house
that meets both their basic requirements and their emotional
needs.


Filling Buyers' Emotional Needs

After many years of investment experience, we've found that
using Design Psychology and Marketing Psychology techniques
greatly increases our profits. Both concepts go far
beyond "curb appeal."

For instance, we use colors that target our prospective
buyer's income level and match the selling season. Generally,
buyers of higher-priced homes prefer complex colors, and
using cool colors during hot weather and warm colors in cold
seasons makes buyers feel more comfortable. We also paint the
front door a happy color and entice buyers into the house by
placing potted plants on the porch.


Over the years, we've bought and sold dozens of distressed
properties. By using caution and common sense, as well as
following a few simple rules and using Design Psychology
strategies, you, too, can become a wealthy real estate
investor!

Many "redecorators" and designers offer "Staging Homes" services
from $250 to $5,000. These services usually give good advice,
some help with the actual work involved, and others even move
in new furniture for you.

However, using Design Psychology strategies will help you make
the right choices on what is necessary to stage your home for
a top-dollar sale.

Residential Design Psychology encompasses your entire home
setting, from the fist sighting, whether your home is a
condominium, single family home, or a manufactured home. Design
Psychology, based on years of research on how our environments
affect our emotions, helps stage homes with the buyers’ emotions
in mind. Also, this interior decorating system uses the
underlying physiological response to design details-- how our
senses react to colors, patterns, textures, and furnishings,
to entice a buyer to REALLY want your home.

Home buyers make their ultimate home selection based on their
emotional reactions to the properties they visit. The way their
brains interpret what they see, hear, touch, smell, and even
taste causes them to feel connected to the home they choose.
Buyers may think they make a choice based on economics, but even
this decision is based on the way they feel because they're
getting a deal.

You, as a home seller, have two initial choices.

your home for top dollar. Explore ways to create a buyers’
dream home. Because buyers let their emotions rule their
decisions, stage your home for your specific buyer profile.
Learn how certain colors, textures, and even plants help
attract buyers who will spend more money on your home. Get
busy removing clutter, packing memorabilia, staging, and sell
your home for top dollar. Don't be surprised when you get many
offers for more than your asking price right away.

You may be able to assemble your own team of friends to help you
clear out your crowded rooms, paint, and spiff up your gardens.

Feng Shui, Design Psychology and Sleeping

I love Feng Shui! Whether you believe this ancient Asian design
method is based on ancient wisdom or superstition, Feng Shui
includes some valuable principles and is simply fun!  Consider
these Feng Shui rules:

  1.  Don't sleep with your feet facing the bedroom door.
  2.  Place head of bed so that you can see the doorway.
  3.  Don't place head of bed next to a bathroom wall.
  4.  Don't sleep next to the wall that has the meter box on it.


So where do my husband and I put our bed according to these
rules? In our bedroom with four walls, one wall is all closets,
one wall backs up to the bathroom, one wall is all doors opening
to the garden, and the last one (oh my!) has the meter box on
it! Not to worry, Feng Shui has all kinds of rules to fix any
problem, including using crystals and houseplants to counteract
negative energy.

Design Psychology, based on years of scientific research, comes
to some of the same conclusions that Feng Shui practitioners,
based on years of experience, utilize. But Design Psychology
boldly contradicts the Feng Shui rule that you can't sleep with
your feet facing the bedroom door.

Design Psychology creates rooms to support happiness and
well-being. The bedroom, a personal space for refreshment and
enjoyment, requires attention to details like the bed placement
for comfort. As the main attraction, the bed is usually the
focal point of the room. Therefore, position the headboard
directly opposite the doorway up against a wall. This creates
the visual expansion of the room and underscores the bed’s
importance. A greater reason to place the bed so that it faces
the doorway is for a feeling of security. People feel safe when
they can easily see the door.

The bed represents the beginning and ending of life. In the
past, people were conceived, born, and they died in the same
bed. You spend more time in your bed than in any other piece
of furniture. So, follow Feng Shui rules or Design Psychology
principles and place your bed with the head facing the entrance
of the room. Not only will this spot reinforce the bed's
significance in your design plan, you will feel comfortable
and sleep well!

Fixing Houses for Resale: Three Beginning Steps to Increase
Profits and Have Fun

Real estate investors specializing in fixers make higher
profits when they have a detailed work plan and know how to
get around the future resale appraisal issues.

Before you begin your fixer makeover, taking a few extra
steps helps you make more money, avoid future appraisal
pitfalls, and have more fun.

1) Planning for Profits

Visualize your final home presentation for sale. Write out a
description of the future home you imagine for your sales
flyer. Name your home something other than just the street
name; calling your fixer "Edna Street" doesn't inspire
like "Sugar Plum Cabin." Your overall design plan helps you
when shopping for building materials with choosing design
details that go together for a harmonious whole house theme.

2) Take Photographs for Your Future Appraiser

You may have taken photographs during the escrow process,
showing the seller’s possessions in the home. If your
property was occupied during escrow, it will be worthwhile to
take "before" photographs again, both for your own
satisfaction and to show appraisers when they ask why you
expect to sell the house for so much more than your original
purchase price.

Detailed photographs substantiate the original condition of
the property, compared to the final result. Avoid possible
complications by showing the appraiser all the improvements
that you made to the property, in order to get the full
amount you deserve in your upgraded appraisal. This is a
crucial step, because the appraiser must give you credit for
your work and expenses, and not use your purchase price as
the basis for the updated home’s true market value.

3) Hold a Doghouse Open House Party

We like to invite friends and family for a preview open house
before we begin major work on the house. We ask them to bring
any unwanted household fixtures or supplies and to offer any
fix-up ideas, wild or practical, that may occur to them
during their visit. We jot those ideas into a "transformation
journal," and refer to them when we need fresh inspiration.

Here’s an example of our invitation:

Your presence is requested at Jeanette and Brian’s Doghouse
Open House. Come view our latest project and understand why
we'll be busy for the next month.

Please bring cuttings from your garden and any unwanted
paint. Any household or building material hand-me-downs will
also be greatly appreciated!

Sunday afternoon, noon to four.

Another reason for a preview party is that the amount of work
a doghouse may need sometimes seems overwhelming, and a fun
event like an open house helps to overshadow the crushing
weight of the work we have waiting for us.

Taking these first three steps helps you ultimately make more
money, avoid appraisal problems, and have fun fixing houses
for profit.

money in today's competitive real estate market.Therefore, it's
worthwhile to spend time planning the changes that will help your
home sell for the highest price.

Develop a general design plan, keeping your target market and
budget in mind. Your overall design plan really depends on supply
and demand. How many houses are for sale in your area? How many
houses sell each week? Is the selling season cold, warm, or hot?
Is it a seller's or buyer's market?

If the market is moving fast and buyers are lining up to make
offers for homes in your neighborhood, you can do less. But
whatever your answers to the above questions, you'll still need
to do a few things to make your home stand out from the
competition.

Know Your Target Buyers

Think about your neighborhood and the buyers purchasing homes
near yours. Are they purchasing their first home or moving up?
This will be important to your marketing and design plan, since
the psychological needs of the two types of buyers differ
considerably.

First-time home buyers seek to control their own environment by
owning, rather than renting. Their psychological needs include:

   - Safety and security

   - Sense of place or connection

   - Comfort

   - Self-control.

Move-up buyers often enjoy those benefits, too, but they're
generally more interested in finding a larger home with more
amenities for their comfort, self-esteem, and feelings of
prestige.

Once you've determine your potential buyers, you can begin making
improvements to your home that will attract them.

Budget Concerns

Spend money only on items that will make a difference in your
sales price. Of all repairs, fresh paint is the best investment
you can make. New kitchen appliances, upgraded bathroom features,
and updated lighting fixtures will usually give a good return for
your money, as well.

Sometimes, hiring professional help is worth the extra expense.
Professional painters work faster and will often cost less than
day laborers. Tile installers, carpet layers, and electricians
also know their trades and will do a better job than most day
laborers.

Contractors should have their own disability and liability
insurance -- ask for a copy with your contract. Get everything in
writing -- including work to be completed, costs, lists of
specific materials to be used, time for completion, and payment
schedule.

Exterior Design Psychology

Choosing the right colors to paint your home will make a huge
difference in your paycheck at closing. Look at the other homes
near yours and choose complementary colors.

Did you know that the exterior color of houses selling the most
quickly is yellow, but the wrong tone or shade of yellow can kill
a potential home sale? Avoid yellows with green undertones and
bright yellows, and choose pale yellows with creamy or beige
shades instead. Warning: colors look darker on huge exterior
expanses than they do on the little paint chips you see in the
store.

Color Combinations

Paint stores offer many brochures, showing various combinations
of exterior paint colors, but most of them also feature
combinations include three colors. Limiting your paint selection
to only two colors will limit your income potential.

Think fun colors for a fast sale. Think "Disneyland Main Street,"
where every shop is painted in glorious multi-color. Using a
third or fourth color on the exterior can add definition to your
home's details. Use gloss or semi-gloss paint on wood trim.

Psychology of Exterior Paint Colors

Take the ultimate sales price of your remodeled home into
account. Certain colors, especially muted, complex shades, will
attract wealthy or highly-educated buyers, whereas buyers with
less income or less education will generally prefer simple
colors.

A complex color contains tints of gray or brown, and usually
requires more than one word to describe, such as sage green or
forest brown, while simple colors are straightforward and pure.
Generally, houses in the lower price range will sell faster and
for more money when painted in simple tones like yellow and tan
with white, blue, or green trim.

Interior Design Plans and Secrets

Create a list of work and materials you'll need for each room and
then estimate the time you think it will take for each task. The
more planning you do before you begin, the more time and money
you'll save.

Psychology of Interior Paint Colors

Daring to use color instead of bland white walls will increase
your profit potential. Did you know that Lynette Jennings tested
people's perception of room size and color? A room that was
painted white appeared larger to only a few people in the survey,
compared to an identical room painted with a color, and the
perceived difference was only about six inches! Because most
people look better surrounded by color, a colored wall also makes
them feel happier, and buyers will choose to buy the house that
makes them feel happiest.

Entryways should bring the exterior colors of the home inside.
Repeat variations of the exterior shades all the way through your
home, which will make the entire home seem to be in harmony. As
an added bonus, if buyers love the exterior colors, they're going
to like the interior colors, as well.

Spending time planning your home's sale, rather than just listing
your property and then taking your chances, will net you more
money, and faster!

I once heard a lady say to a photographer that she would have
bought his work if it had been a painting. She liked the image,
but for whatever reason didn't consider the medium suitable for
her “it's just a photo”.

I am sure that some share her thoughts, whilst others would
be quite happy either way, but a growing number of people do
recognise photography as an Art form. And collect it.

    “There are three fundamental components of what we call
     art. First, is the artist; second, is the medium; and
     third is the artwork. All three, clearly are interrelated.'

Defining Photographic Art

It is true many people do regard photography as merely a
reproductive medium, and the photographer as simply the
technician. And if this were just about your holiday snaps
then it would be a valid point.

So let's start with my definition of photographic art. I say my
definition because there is no stock answer it means different
things to different people.

For me it's about creating a beautiful image that is an
interpretation of the scene that I saw in my mind captured on
film, rather than just a recording of what is already there.

It's about the photographer being the choreographer of the
various components; the composition is critical, as is the
lighting, weather conditions and the colours at play.

It's not just about pressing the shutter release, although
timing is everything. Patience comes into play too, as you
wait for all the components to be perfect all at the same
time.

Some things you can control, but the weather well that
constantly throws out surprises that can add that hint
of drama to a picture or send you home disappointed.

It's these uncertainties that add the challenge, and this
results in creativity as you respond to the situation. Other
photographers will have their own criteria, but we all are
producing very personal pieces of work that we feel passionate
about and that are a representation of our interpretation of
the world.


A Photograph - More Than Just A Sheet Of Paper With An Image
On It?

Oh yes! Typically a photographer will capture an image that
pleases their eye. They will create something that is close to
their heart, and therefore give a little of themselves in the
image.

Effectively they are allowing you to see how they perceive the
world to be, one moment at a time. Add into the fact that many
photographers print their own work (once they have an order!),
and sign it then you could say you are buying a piece of
history - or designer art!

In other words you are not buying a mass produced print, and
naturally the price reflects this.  You are buying into the
reputation of that photographer and you will expect to pay
more. When someone is starting out and building reputation
then you are investing in the potential of that person.

You won't pay as much, but you'll be backing your own instinct
and demonstrating your belief in that person's talent.
Contemporary photography is affordable art.


Subject Matter - Does It Matter?

Personally I don't believe it does, and I mean this in the
sense that people will be drawn to your work because they
have seen something of yours and liked your style, and
typically that means they like your choice of subject matter
too.

My preference is for landscapes and increasingly flowers,
whilst other photographers prefer sport, people or a more
abstract approach to name but a few.

I think the key to preserving artistic integrity is to shoot
for your own personal satisfaction, although naturally as your
reputation builds you will develop an understanding of what
collectors want, but for me I always have to love the image
myself to want to share it with the world. Anything less and
it stays in the drawer!

I still experiment, and search for new subject matter, but my
photographic style is what it is. It just keeps evolving.


A New Language

Understanding the language of the image is something quite
individual to the viewer, it does not explain itself in the
same way to each person. It is subjective. And although some
may view photography as easy, believing that there own point
and shoot cameras can produce similar results to a master
photographer are confusing the issue.

After all most of us have made paintings at some time in our
lives, and may still own paint brushes, but wouldn't necessarily
look at a painting by a master and not consider it to be art
would we?

It is the heart and hand of the author behind the brush, camera
or pen that executes the creative vision not the tools used.

Winter Care of Garden Fountains & Accessories

One of the most common questions we hear is what to do with a
garden fountain or accessory in areas where freezes are common.
Proper winter care is required for all cast stone, fiberglass,
ceramic, and terra cotta products to protect them from the
freeze-thaw cycles which occur during the winter. Any garden
fountain or statuary that can hold water, snow, or ice, such as
a planter or birdbath can be damaged by the winter freeze-thaw
cycle. Below are some suggestions for minimizing the possibility
of damage to your garden fountains and accessories.


1. Original Placement

Try to always place your statuary, benches or birdbaths on a
firm, solid foundation and not directly on open soil, grass,
or uneven surfaces. While this seems basic, consider that
accumulated water or ice can make a fountain imbalanced, and
can cause a garden fountain or birdbath to topple.


2. Cast Stone & Concrete Benches/Bird baths/Statuary/Shells

If at all possible, bird bath tops should not remain outside in
winter because if it fills with water, snow, or ice and freezes,
the natural expansion effect will cause the top to crack. All
birdbaths should be stored indoors in winter, be it garage or
garden shed. Also, concrete or cast stone bench legs, decorative
statuary, and garden fountains should be raised off the ground
in the winter to avoid the possible damage which could result
if the product freezes to the ground surface.


3. Products made from Cast Stone or Concrete

For planters to be left in place, with plants in them, over the
winter, here are a few suggestions. First, raise it off the
ground. This can best be accomplished by placing two pressure
treated wood planks under the edges of the planter. Take care
not to block the drainage hole. Contact with the wet ground
during a freeze-thaw cycle could cause your planters to crack,
chip, or crumble. Secondly, if possible, bring the planter
indoors during the winter. Even if it is in a cold, unheated
garage, at least it will be dry. Third, if you must leave an
unplanted container outdoors during the winter, turn it upside
down, on the aforementioned treated lumber stripes, and cover
with burlap or other absorbent material, and then cover with
thick, dark plastic, like lawn & leaf trash bags.


4. Polyethylene Planters/Statuary

Poly (plastic and related materials) garden planters and
decorative statuary are lightweight, mostly durable, resistant
to extreme temperature fluctuations, and UV resistant. Some
color variation is common due to the molding production process.
The mold production process may cause color variation, which
enhances the natural beauty of the product. Keep clean and dry
in winter, and if a poly planter or fountain is left outside
for the winter, cover it to keep water from accumulating.

A Primer of Popular Traditional Furniture Styles

Whatever your individual style or taste, it is important to
know how to identify each style. If your best friend brags
about the “To-die-for Louis XV side chair, “dah-ling”,” would
you know what the heck she was talking about? Well, here is a
primer on furniture types that will help you appear to be an
expert whatever your neighbor buys next!


1. English Traditional

    William and Mary – A simple and comfortable style with lots
    of upholstery, arched cabinetry and turned legs. Elaborately
    carved walnut was the wood of choice

    Queen Anne – This style is hallmarked by graceful and lovely
    S-shaped cabriole legs. This style usually has limited
    ornamentation, but what is there is elegant – such as the
    scalloped shell motif.

    Chippendale – Influenced by the Chinese, this style includes
    a ball and claw foot and richly carved legs.

    Victorian – Overstuffed chairs and elaborate and ornate woods
    are elements of this style. Dark woods and elegant fabrics
    are also indicators of this style.


2. French Traditional

    Louis XIV – Very ornate and massive furniture is the hallmark
    of this style. But while the pieces are enormous, their lines
    are straight and often rectangular.

    Louis XV – This style features smaller scaled furniture,
    although it continues to be extravagant and ornate. Curves
    appear instead of the straight lines of Louis XIV. This style
    inspired a much-used fad of the 50s and 60s called French
    Provincial (remember white furniture with gilt trim?).

    Louis XVI – This style is more subdued or subtle that earlier
    French styles, It has classic, almost Grecian lines that lack
    decoration and carving.

    Empire – This style inspired other designs around the world
    such as Duncan Phyfe, Sheraton and Biedermeier. The furniture
    was massive, but symmetrical, with gentlly bowed fronts or
    legs.


3. American Traditional

    American Traditional was influenced by English and French
    styles and eventually evolved into a uniquely American style.

    Contemporary Modern – With its roots traced to the Bauhaus
    school of art in Germany, this style was simple, clean and
    geometric. The hallmark of this style is the idea that “form
    follows function.”

    Country – This casual style is and expression of our American
    social, ethnic and religious culture. It includes styles such
    as the clean and simple lines of Shaker furniture, the
    massive simplicity of Mission, and similar styles from
    artisans in the Southwest and all corners of the country.

    These are the traditional styles on which most décor is
    based, but I know of at least two others that I have used
    extensively in the past – Early Thrift Shop or Late Graduate
    Student. Those styles feature eclectic furniture and fabric
    choices and a budget of, say...ten bucks! Just love those
    cinder block bookcases, don’t you?

profits means that you must learn how our human senses and
emotions are affected by our decorating details and choices
of materials. Buyers view a prospective home with their eyes,
but their brains interpret what they see and feel according
to subtle touches you have purposefully put into your house.


Process of Transformation Psychology

Your goal is to create a glorious home that buyers won't be
able to live without, and that process begins with planning
all the changes that will be necessary, from inception to
realization, in order to accomplish a total makeover of the
house.


Color Psychology

Determine your potential buyers' income level and your
selling season. Use simple colors for less expensive houses
and complex colors for upscale markets. Add in warm colors to
attract buyers during cooler weather and cool colors to
attract buyers during hot weather.


Texture Psychology

Many investors fix up houses to flip without considering how
the vacant house will "feel" to prospective buyers. This
isn't a problem in hot selling markets, but selling a vacant
house in a buyer's market means you need to outshine the
competition instead of pricing your home lower.

Vacant houses often feel cold with all hard surfaces. Avoid a
boxy, hard feeling by adding soft textures. Window coverings,
towels in the bathrooms, and a lightweight round table with a
fabric tablecloth add texture to soothe the buyer's emotions.


Buy Materials with Drama in Mind

Instead of buying the cheapest lighting fixtures, cabinet
hardware, and other building materials, look for additions
which buyers fall in love with. This doesn't mean you need to
spend more, just be selective. We found an awesome chandelier
for only $25 at Restore (Habitat for Humanity's thrift
store); I found matching wall scones at Lowe's (where the
chandelier sold for $300). Paying $50 more for the wall
scones than most investors would have meant little when the
house sold for more than any other home previously sold for
in the neighborhood.

We love taking a dirty doghouse and turning it into a
marvelous dollhouse, and we're willing to invest more time
and money than the average investor in order to achieve a
truly dramatic transformation. We usually spend about $12,000
for each renovation, which includes the cost of materials and
outside help. Many investors spend much less, but they make
less profit when the property sells.

Real estate investing takes skill and planning, but using
Transformation Psychology can give you a competitive edge,
taking a doghouse and turning it into the kind of dollhouse
that buyers will stand in line to bid on.

When planning your home décor, it is vitally important to
understand your space needs. Do you have enough room to open
any doors? Can you walk from one side of the room to the other
without climbing over the furniture? Here are some rules to
keep in mind when you plan your room update:


1. Living Room – Keep in mind that for good conversational and
    traffic flow, keep at least 4-10 feet between sofa and
    chairs. Place your coffee table between 14-18 inches from
    the sofa (although I would only use 18 inches if you have
    lonnnnng arms!).

2. Family Room – To the above rules about sofa and chair
    placement, add the viewing area needed for a television.
    To view a 30 inch TV screen, the sofa or chair should be
    at least 90 inches away (but not so far that you have to
    change your glasses prescription to view!). To create an
    easy flow in any room, there should be traffic lanes which
    are at least three feet wide.

3. Dining Room -  A seated adult at a round or square table
    usually occupies a depth of about 20 inches with at least
    12-16 inches more to pull back a chair. Rectangular tables
    need at least 24 inches per person and about 32-36 inches
    clearance between table and walls. On the serving side, the
    table to wall distance should be at least 44 inches.

4. Bedroom – For maximum comfort, the distance from the bed to
    the wall should be at least 24 inches. To allow any door to
    open easily, there should be 36 inches between the bed and
    the door.


Knowing how much space you really need in a room can make
planning your space much easier. Be sure to measure your room
height and length, the size of windows and check to see of your
room is “true” or square before you place your furniture. Doing
so will help avert a potential disaster like buying a king-size
bed for a queen-size room!

Everyone can use more organization in their lives (except those
misguided souls who alphabetize their spices, canned goods and
color-coordinate their laundry supplies!). Additional wall
storage can help bring that organization into your home. And
original and  unusual wall storage ideas can help organization
become décor pizzazz!  Here are some ideas to get you started:


1. If you have old fruit crates or soda pop crates, attach them
    to the wall to become a wonderful storage unit to display
    books or knicknacks. You can paint the units to match your
    décor or leave the original labels and wood to create a
    rustic and unusual centerpiece of your room.


2. Do you have an old garden bench or one of those wooden
    benches which are frequently beside dining tables or in
    entry halls? Try it attaching upside down on the wall. Use
    the shelf created by the bench top to display collections.
    Just think of using a white distressed bench as a shelf for
    teddy bears in a child’s room.


3. Old wooden hangers can make beautiful storage units for
    jewelry, ties, and even shoes. Paint the hangers a solid
    color and let dry. Then add decorative touches such as
    hand-painted flowers or stripes. Or wrap the hangers with
    strips of fabric using glue to adhere the strips to the
    wood. When the hanger is completely wrapped, cover with a
    decoupage finish. Attach to the wall with painted or plain
    hooks.


4. Want a wonderful idea for towel storage in a bathroom? Try
    attaching a window box or planter to the wall and fill with
    folded towels and washcloths, soaps or creams. Add trim and
    paint to make a unique storage unit.


5. Need an easily accessible place to store your pots and pans?
    Attach a narrow wrought iron curtain rod with decorative
    finials to the wall. You can hang the pans from S-hooks
    which have been hooked over the rod. A great idea!


Use your own imagination to turn everyday objects into storage
areas. You might come up with the perfect solution to your
organization needs. Hmmm…any ideas for storing the 20 years
back issues of “Better Homes and Gardens”?

How to Repair Your Credit History and Improve Your Credit
Score

If you’re thinking of buying or refinancing a home, make
sure you repair your credit history before you apply for
financing. Doing so, can speed up the loan approval process,
plus lower your loan fees.

Repairing your credit history includes correcting false
information, updating outdated items and adding missing
details. If there is negative — but accurate — information
in your file, it generally will drop off your records in
about seven years. In the mean time, you should work on
counteracting this information by updating positive items to
your credit file.

Having a positive credit report is important because it’s
one of the main factors lenders consider when approving you
for a mortgage loan. Most lenders use credit scores to
quickly and automatically judge if you’re a good investment.
The higher your credit rating, of course, the greater your
chances of getting the best interest rate for your home or
refinance loan.


Understanding the Impact of Credit Scores

Credit scores, also known as FICO® scores, generally
range from 300 to 850. Most lenders will work with you if
your score is at least 620. If your rating is 720 or higher,
they’ll consider you the most trustworthy type of borrower
and offer you their best rates.

Your credit scores are based on the information in your
credit report. This detailed consumer report tells
everything about you, including where you work and live, how
you pay your bills and whether you’ve ever been arrested,
sued or filed for bankruptcy. Consumer reporting agencies
(CRAs) or credit bureaus collect and sell your credit report
to banks and other businesses.

Your payment history for the latest two years generally
will determine your credit score. But technically, CRAs
calculate your score using a closely-guarded mathematical
formula. TransUnion, for example, determines credit scores
using a variety of factors based on your credit and payment
history, including:

o How you’re paying your accounts
o How much money you currently owe
o How long your accounts have been open
o What different types of credit you use
o How much credit you use compared to the amount of credit
    you have available
o How often and how recently you’ve applied for credit.

How to Repair Your Credit History

Your credit score is calculated using the information
that’s available the same day your lender requests it. That
means you can work on raising your score on a daily basis.
You can obtain a copy of your credit report from any of the
three major credit bureaus — TransUnion, Experian or Equifax
— or you can get a three in one report from
www.get3reports.com and handle this yourself. Or you can
seek help from credit experts such as Credit Repair Whiz, a
consumer advocacy company that helps educate and protect
people from credit abuses and unfair practices.


Under the Fair Credit Reporting ACT (FCRA), CRAs and
their information providers must work with you to correct
any inaccurate or incomplete items in your credit report.

Here’s what it takes to start improving your credit file:

1) Tell the CRA in writing what information you believe is
inaccurate. Include copies (NOT originals) of documents that
support your position. Clearly identify each item in your
report, state the facts and explain why you dispute the
information, and request deletion or correction. Send your
letter by certified mail, return receipt requested, so you
can document what the CRA received. Keep copies of your
dispute letter and enclosures.

2) CRAs generally must investigate the items in question —
usually within 30 days. They also must forward all relevant
data you provide about the dispute to the information
provider. After the information provider receives notice of
a dispute from the CRA, it must investigate, review all
relevant information provided by the CRA, and report the
results to the CRA. If the information provider finds the
disputed information to be inaccurate, it must notify all
nationwide CRAs so they can correct this information in your
file. Disputed information that cannot be verified must be
deleted from your file.

3) CRAs must make necessary repairs to all appropriate items.
If your report contains erroneous information, the CRA must
correct it. If an item is incomplete, the CRA must complete
it. For example, if your file showed that you were late
making payments, but failed to show that you were no longer
delinquent, the CRA must show that you're current. Or if
your file shows an account that belongs only to another
person, the CRA must delete it.

4) When the investigation is complete, the CRA must give you
the written results. They must also give you a free copy of
your report if the dispute results in a change. If an item
is changed or removed, the CRA cannot put the disputed
information back in your file unless the information
provider verifies its accuracy and completeness, and the CRA
gives you a written notice that includes the name, address,
and phone number of the provider.

4) At your request, the CRA must send notices of corrections
to anyone who received your report in the past six months.
If an investigation doesn’t resolve your dispute, you could
ask the CRA to include your statement of the dispute in your
file and in future reports.

5) In addition, tell the creditor or other information
provider in writing that you dispute an item. As with the
CRAs, include copies (NOT originals) of documents that
support your position. If the provider then reports the item
to any CRA, it must include a notice of your dispute. In
addition, if you are correct and the disputed information is
not accurate, the information provider may not use it again.

6) If your credit file doesn’t reflect all your credit
accounts, work on updating it. Most national department
store and all-purpose bank credit card accounts will be
included in your file, but not all creditors supply
information to CRAs. Some travel, entertainment, gasoline
card companies, local retailers, and credit unions are among
those creditors that don't.

If you start improving your credit history today, you can
look forward to having lower loan rates tomorrow.

Painting and Decorating Tile

Ceramic tile can be beautiful and elegant. But it can also be
bland and uninspired. If you want to add a little color or
creativity to your tile, here's how!

Remember to clean your tile and let it dry before you begin any
project.

1. Seal both tile and surrounding grout with a water-based floor
    varnish. Ask your home improvement retailer for suggestions
    about a good water-based floor varnish for your area.

2. Brush paint primer on both tile and grout. Let it dry for at
    least 12 hours before you begin painting.

3. With an artist's brush, paint your pattern with latex paint.
    Simple designs are best. You can use stencils or, if you are
    brave, try painting your own original design directly on the
    tile. Let the tile dry before sealing.

4. Seal the tiles with two coats of water-based varnish. Let
    the tile dry between coats.

Decorating your old tile can be easy and fun. Now, anyone have
a great idea for rescuing an old bathtub? (Without making it a
backyard planter, that is!)

A beautiful kitchen is the heart of any home (even for those of
us who spend most of our cooking time around the microwave!)
Time spent together in the kitchen can bring a family closer
together and make wonderful memories (although my own memories
of doing dishes as a teenager are less than pleasant - something
about dishwater being "disgusting!") Turning your plain kitchen
into something special isn't as hard as you might think. Here
are a few simple ideas which can make your kitchen a designer
showcase.


1. To give your cabinets a special flair, use three different
    stains. Use one lighter stain on the upper cabinets, one
    slightly darker on the drawers and an even darker one on
    the bottom cabinets. Add a little pigment in a primary
    color (red, blue or yellow) to add an additional dimension
    and a little "pop."

2. To add a little flair, take out a few drawers and insert
    low baskets in their place. You will probably have to remove
    the middle drawer slide or side slides, but that is easily
    done with a screwdriver.

3. Want to update your backsplash? Use beadboard! Have your
    local home improvement store cut it to length and attach
    with nails or adhesive.

4. Tired cabinet doors? Cut out the middle of the doors, leaving
    a two inch edge all around. Stale fabric panels to the back
    of the doors.  Cover the staples with fabric trim glued with
    a hot glue gun. You can use any fabric from elegant to
    country, stripes to plaid, or gingham to quilted.

5. Update your cabinets with special memories. Attach frames
    painted or stained to match the cabinets to the front of
    each door. Fill the frames with family photos or your
    children's artwork. Or highlight a special collection
    such as vintage handkerchiefs or postcards.


Try one of these ideas or use them to jumpstart your own
creative imagination. Remember, there is a designer in each
of you! It's just very well hidden in some - VERY well hidden!

Raw land as opposed to improved property is much more difficult
to finance through traditional lenders. The main reasons are
that it generates very little income, development costs can be
expensive, there are no buildings or improvements that can be
used as collateral, and it is often considered speculative.

For those reasons mentioned we find that sellers are often our
first choice regarding financing. It is typical for a seller of
raw land to accept 10 percent down and the rest to be paid over
time at a specified (below market) interest rate. This would be
an example of an installment land contract. Other forms are
contract for deed, mortgage and note and purchase money
mortgages. In these cases, a real estate attorney usually
drafts these contracts and a bank will act as an escrow agent to
facilitate verifiable records of payments received. The seller
often retains the deed until the property is paid for in full.

If you want to investigate bank financing, then you may start
out by offering 30 percent down with a seven-year mortgage, with
the bank getting an extra percentage point over and above the
current interest rates for standard loans. This may not be
accepted, but it does give you a starting point to see just
what they may be willing to do.

If you plan on building on your land, then having a development
plan with an appraised set of blue prints for the project will
help the lender in justifying your loan. If you can use equity
from other property, then paying substantial down payments may
also be an option.

Final words of caution here are to know values and don’t
overpay. Always offer less when possible and research recent
sales of comparable properties. The larger a parcel is, the
cheaper it tends to get per acre. Ask an agent what an acre of
land tends to go for in the area that you are considering; try
to buy more than one acre.

When buying residential lots, builders try to keep raw land
costs down to 10 percent of the overall value of the project.
If streets and utilities are already in place, then they will
use 25 percent as their guideline. If you can combine or
assemble parcels or achieve zoning changes with property,
you have a good chance of immediately increasing its value.

Always physically inspect the property and do your research
before obligating yourself to buy it. And try using contracts
with contingencies put in to protect yourself. In essence,
these are really options that let you control the deal while
you investigate and research the land’s potential to satisfy

In the United States, less than 10% of all For Sale by Owners
(FSBOs), are successful in selling their home by themselves.
That's because most people just give up because they don't
realize from the beginning the difficulty and complexity of the
job ahead. But that's not the only reason. Here are the seven
most common mistakes FSBOs make when selling their home.


1. Failure to price a property at what market conditions will
    bear.

The number one reason that most FSBOs don't sell their homes
is that they price it too high. Many start counting the money
they're saving on commissions and how much their sale will net.
If your house is priced higher than other comparable houses in
your market, you will not get the offers you need to sell!


2. Underestimating the time, energy, know how, ability and
    effort needed to sell a house.

One of the keys to selling your home effectively and profitably
is complete accessibility. Many homes sit on the market much
longer than necessary because the owner isn't available to show
the property. Realize that a certain amount of time each day is
necessary to sell your home.


3. Not being prepared to deal with an onslaught of buyers who
    perceive FSBOs as targets for "low balling".

Another challenge of selling a home is screening unqualified
prospects and dealing with low-ballers. It often goes unnoticed
that much time, effort and expertise is required to spot these
people quickly. Settling for a low-ball bid is usually worse
than paying any type of professional fee or commission.


4. Lack of knowledge about financing options for the buyer.

Are you prepared to answer questions about financing? One of
the keys to selling is having all the necessary information the
prospective buyer needs and to offer the buyer options. Think
about the last time you purchased something of value, did you
make a decision before you had all your ducks in a row? By
offering financing options, you give the homebuyer the ability
to work on their terms. You'll open up the possibility of
selling your home quicker and more profitably. It's critical
that you locate and establish relationships with a network of
financing experts that will help you accomplish your goal
profitably.


5. Not fully understanding the legal ramifications and all the
    necessary steps required in selling a home.

Many home sales have been lost due to incomplete paperwork, lack
of inspections or not meeting your state's disclosure laws. Are
you completely informed of all the steps necessary to sell real
estate? If not, you may want to consider consulting with a legal
or real estate professional.


6. Lack of experience in handling the legal contracts,
    agreements and any disputes with buyers before or after
    the offer is presented.

Are you well versed in legalese? Are you prepared to handle
disputes with buyers? It is always wise to put all negotiations
and agreements in writing. Many home sales have been lost due
to misinterpretation of what was negotiated.


7. Not contacting the necessary professionals... title,
    inspector (home and pest), attorney, and escrow company.

Are you familiar with top inspectors and escrow companies? Don't
randomly select inspectors, attorneys, and title reps. Like any
profession, there are inadequate individuals who will slow,
delay and possibly even cost you the transaction. Be careful!

Selling a home requires an intimate understanding of the real
estate market. If the property is priced too high, it will sit
and develop a reputation for being a problem property. If the
property is priced too low, you will cost yourself money. Some
FSBOs discovered that they lost money as a result of poor
pricing decisions. In the final outcome, these mistakes far
outweighed the commission they would have paid.

10 Dollar Saving Bedroom Ideas

1. If sheer curtains appeal but you can't sleep with the
    moonlight and early morning sunshine streaming in, then
    fit a slim blackout blind unobtrusively inside the window
    frame. It won't show when its rolled up and when unfurled
    will just Look as if its a dark night outside.

2. Give white bed linen a new lease of life. Buy satin ribbons
    or braiding and sew one band or two a little way in from the
    hems of your white pillowcases and sheets. As white bed linen
    is very often cheaper, you could buy white bed linen and give
    it a makeover.

3. Want a pile of throw cushions on your bed? Find remnants at
    fabric stores and use them to make expensive looking cushion
    covers.The wedding fabric department often has luscious silk,
    satin and velvet pieces at a fraction of the usual price.
    Foam cushion inners are inexpensive.

4. Sprinkle bed linen with rose or lavender water to give it a
    fresh scent. Or use scented laundry waters when ironing your
    bed linen. Lavender is said to help one sleep.

5. If you can't afford new curtains buy used second hand
    curtains. You can lengthen them by adding a band of a
    matching or contrasting fabric. Different textures also
    look good. For example a cream satin band on plain cream
    or white Indian cotton. This trick can also be used to
    increase width.

6. Plenty of hanging space but not much else? Buy more hangers
    and hang your T shirts, blouses, shirts and sweaters, and
    anything else that is hang-able. Shops hang them up and so
    can you!

7. Make use of under bed space by storing clothes in baskets or
    boxes fitted with castors. Alternatively buy a cheap second
    hand chest of drawers. With castors fitted to the drawers
    they make perfect under bed storage units.

8. Buy clear plastic shoe bags and use the pockets to keep
    scarves, belts, socks or any other small items. Hang in your
    wardrobe or behind the door. These are also handy in the
    bathroom for spare soap, washcloths, toothpaste and shampoo,
    or anything else you can think of.

9. Costume jewellery is hard to keep untangled. Buy the tallest
    mug tree you can find and hang your necklaces and beads on
    its branches.

10. To keep your linen organized buy plastic crates of a size
    to fit your linen cupboard shelves. Label them: Double Bed
    Sheets, Single Sheets, Pillow Slips and so on. Your linen
    will never get into a muddle again. If you have open shelves
    use wicker baskets instead of plastic.
