Hi all:

 

I had lunch at OMG Tacos today and it was delicious.  Located in L5P in the former Sweet Lime space, the restaurant has been reinvented into a cool space with great music and lots of seating.  I had the short rib taco and the spicy pork taco.  Both were fantastic especially the spicy pork.  They come with a variety of toppings and the OMG sauce is so good.  My daughter had the marinated chicken burrito which was a gooey, yummy mixture of asian flavors.  She adored it.  We didn’t have the fries, but they sounded good.

 

You should definitely check this new restaurant out.  It’s a great asset to L5P!

Cities See the Other Side of the Tracks

The High Line park, built on an elevated railway trestle in Manhattan, has become both a symbol and a catalyst for an explosion of growth in the meatpacking district and the Chelsea neighborhood.

Now cities around the country, including Chicago, Philadelphia and St. Louis, are working up plans to renovate their aging railroad trestles, tracks and railways for parkland. Cities with little public space are realizing they badly need more parks, and the High Line has taught that renovating an old railway can be the spark that helps improve a neighborhood and attract development.

The High Line’s first and second sections cost $153 million, but have generated an estimated $2 billion in new developments. In the five years since construction started on the High Line, 29 new projects have been built or are under way in the neighborhood, according to the New York City Department of City Planning. More than 2,500 new residential units, 1,000 hotel rooms and over 500,000 square feet of office and art gallery space have gone up.

“Cities recognize parks are good for their economies. They’re no longer a nice thing to have, but a must,” said Will Rogers, president and chief executive of the Trust for Public Land, a national conservation group in San Francisco.

The area around the park, sprinkled with small offices under 200,000 square feet, has become a draw for start-ups and creative companies.

“I think the High Line is a big attraction. It’s created a lot more buzz to the area,” said Matthew Bergey, first vice president at the commercial brokerage firm CB Richard Ellis in New York. “Like with any destination, people will come if it’s cool and has buzz.”

Though plans in many cities have a long way to go before becoming reality, a point in favor of reuse is that it can be cheaper to renovate old rail structures than to tear them down. The Reading Viaduct, an old elevated railway line in Philadelphia, would cost $50 million to demolish versus $36 million to retrofit, according to the Center City District, a business improvement group.

In Chicago, where a 2.65-mile elevated rail line slices through four residential areas, tearing down the line would be prohibitively costly. With 37 bridges and large earthen embankments, the Bloomingdale Trail, as it is now called, snakes east to west across Chicago and is simply too big to go.

“If you’ve driven around Chicago, you’ll have seen it,” said Beth White, director of the Chicago office of the Trust for Public Land, which is helping to build the trail.

As with other, similar rail lines around the country, passenger and freight trains have not operated on the Chicago line in at least 10 years. The only traffic most of these lines see is an occasional runner or bike rider, even though trespassing is usually forbidden.

The impetus for redevelopment has mostly come from neighbors rather than developers, because the vision is so grand and stretches across entire neighborhoods. “It’s hard for private development to be visionary unless it’s a large-scale development where you can create a community,” said Mr. Rogers, a former Chicago developer. “Instead, you’re responding to a small site and not a larger community.”

After years of grass-roots work, the Bloomingdale Trail is moving forward after Rahm Emanuel, who made completing the trail one of his campaign promises, was elected mayor in February. Over the next year, design concepts and engineering work will get under way. The Bloomingdale Trail will allow bikes and dogs, interconnect with new and existing ground-level parks and cost $40 million to $75 million.

In St. Louis, plans are in the works to renovate a 2.1-mile elevated rail trestle and turn it into a park as part of a larger waterfront revitalization project. The Iron Horse Trestle, estimated to cost $50 million, does not have a timeline. Organizers hope to have the first one-mile phase completed in five years.

“You have to be deliberate if you want this to last. It’ll reflect St. Louis and be unique to it,” said Susan Trautman, the executive director of Great Rivers Greenway District, a public group developing the Iron Horse Trestle.

Despite the High Line’s visibility and help in showing donors and residents nationwide what is possible with an abandoned trestle, most cities realize they cannot mimic it. The park runs through Manhattan, the most densely populated area in the country, and attracted large sums of money from celebrities.

“The High Line is not easily replicable in other cities,” said James Corner, principal of James Corner Field Operations, a New York architecture firm that designed the High Line with Diller Scofidio and Renfro. “It’s not just, ‘Build a cool park and they will come.’ It’s, ‘Build a cool park and connect it to a framework.’ ”

Developers are hesitant to rely on these potential parks as they assemble new projects. In October, Mike and Matt Pestronk pounced on a 10-story office tower next to the Philadelphia viaduct when it fell into foreclosure and bought it for $5 million. The brothers, who had been watching the building for years and waiting for its price to drop, bought it because it was a good deal. The developers plan to renovate the vacant office tower for $25 million and turn it into apartments.

“The rents we project are that it doesn’t happen,” said Mike Pestronk, principal of Post Brothers Apartments in Philadelphia, referring to the viaduct project. “If it does, it’ll help us get higher rents.”

Still, the brothers are trying to improve the area and have done some “guerrilla improvements” to the viaduct, such as weeding and putting down plywood to cover holes, and installing artwork and live video projections on two sides of their building.

Plans for the viaduct are slowly moving ahead after nearly 10 years of grass-roots work. By the end of the year, the City Council is expected to approve a neighborhood improvement district that, among other things, would help oversee construction and fund-raising. As a first step, a small section of the trestle owned by a regional transportation authority would be redeveloped for $5.5 million.

“What we want to do is build the first phase, like New York, and have people say they love it and want to do the rest,” said Paul R. Levy, the president of the Center City District. “We do not need the Mercedes-Benz that they built in New York.”

The city is in talks with Reading International, a public company based in Commerce, Calif., that owns most of the viaduct.

James Corner’s firm is riding his New York success to other cities, even if their projects only marginally resemble the High Line. In Seattle, an old elevated highway that runs along the waterfront and is at risk of collapse during an earthquake will be torn down and replaced with a series of parks, open areas and new transit. Traffic will be routed away from the area. Final designs and a cost estimate will be ready by the middle of next year.

“We weren’t hiring them to come to Seattle to recreate the High Line,” said Steve Pearce, the project manager of Waterfront Seattle, a civic partnership. Our effort is to create a new front porch for the city, a social mixing chamber.”

Atlanta also hired Mr. Corner to help redevelop a 22-mile rail corridor encircling the city. In the next 25 years, Atlanta plans to add 1,300 acres of parks and green spaces, public transit and trails along the necklace, increasing Atlanta green space by nearly 40 percent. The project’s cost is put at $2.8 billion.

“The High Line is a park, and they made a conscious decision not to interact with private development,” said Ethan Davidson, a spokesman for the Atlanta BeltLine, as the rail corridor is known. “Atlanta is the kind of city where one project can transform a city. This very much knits the city together.”

My boyfriend and I witnessed a car-break in around 12:30 AM on Morgan Street on the side of the AMLI Old 4th Ward.  We saw a young black male (18-25??) smash in the window of a white sedan, lean into the car and take out contents.  A few seconds later a white cargo van with graphics on the sides (maybe a home-depot or U-Haul rental?) pulled up to pick up the person and his new found possessions. There were several other gentlemen in the van.  They then drove down Morgan Street towards the park, drove around the complex and made a left onto Glen Iris, heading South.
 
We called the police who arrived shortly after and have relayed all the details we were able to get.  Additionally, both of our own cars were opened and rummaged through. Nothing in mine was taken, but there was also not anything to take.  Unfortunately we weren’t able to make out a license plate, it all happened so fast.
 
Just an FYI to keep your eye out, and remember to report ANY suspicious loiterers or activity!

Another graphic reminder of the need to adhere to APD’s “Clean Car Campaign†by not leaving ANYTHING in your vehicles.

 

I was at a neighborhood meeting on Monday night where an APD officer commented that doped-up loonies will break into your car to steal A SINGLE QUARTER that they can see sitting on the console, or a pack of cigarettes left on the seat, or cell phone charger left plugged into the dashboard (on the theory that the phone itself might be in the glove box or under the seat).  Professional thieves (like the ones that Kacey saw) will definitely take care of any valuables that you’ve left behind for them.

 

Remember: IF YOU DON’T CLEAN OUT YOUR CAR, SOMEONE ELSE WILL DO IT FOR YOU.

Has anyone noticed the several homeless people living under the Freedom Parkway
underpass next to the Carter Center? It concerns me for several reasons, but
mostly I've been using the facilities above the under pass (skate park,
beltline, path, etc) and was completely unaware of what was going on 20 ft from
me.

Do yall know if the police are aware of this problem and if they are doing
anything to solve it? It appears to be a community living underneath.

You may or may not be aware that Atlanta's largest park [in acreage] is currently Freedom Park.  It is ALL the green space that surrounds Freedom Parkway, not just “the path†that goes through it.
It also has a conservancy, the Freedom Park Conservancy.  I currently serve as the Fourth Ward Alliance's representative to the Conservancy.
The Conservancy has been aware of "urban campers" for some time. We are currently working with the city for funds to "beef up" the fencing around the areas where they live to make them unreachable.
I'm sorry that this is a concern to you and hope you don't feel too unsafe.  I am forwarding your message to our president so he will know about your feelings on this matter.
 
It is unfortunate that there are people in our society that have to live like this and that there are not enough places to house them. In the meantime, perhaps you can remember them in your prayers.

This afternoon about 3pm a home was entered from the patio off the main courtyard of Siena Phase 2.  He used a shovel from the homeowner's storage room to break the door open.  Our maintenance man had confronted him earlier at the pool and was told he was here visiting his cousin.  The maintenance man saw the perpetrator on the patio of the home owner and called police.  The perp saw that the maintenance man saw him and exited the home via the front door into the hallway of the building.  I don't believe the perp had a chance to steal anything before he was chased off.
 
Perpetrator:  Young black male, early 20s, 5' 6-9".  He has a very recognizable gold tooth.

On Wednesday between the hours of 2-3pm a house on Boulevard Place NE was broken into, where a large flat screen tv, laptop and cell phone were taken. Thankfully no one was home! The thieve(s) were very bold as they kicked in the front door which was in plain site of the street. Unfortunately no neighbors saw anything.
Just a reminder to keep an eye out for anything suspicious and keep an eye out for your neighbors!

Thank you for sharing the news! When the perps break into our homes and vehicles it makes you feel uncomfortable (not to mention the loss of items and safety.) I’ve had that happen in the past also. It is not something I want to do again….

Hello Megan.  There have been folks living in the area at the end of Willoughby for years.  I bought my house 10 years ago and there was a large "shanty town" of shacks and such in that location. There was an article in Creative Loafing about it during the time the CL office was located there.  The community has dwindled considerably since then.  I asked the same question at the early neighborhood meetings regarding the Beltway project because it was crossing through this sizable camp of people.  The response was that a group called "HOPE" (I believe that was the name) was going to relocate them.  I'm not sure what has happened since as I haven't been as involved in the group over the last few years.

There have been several posts on the FWA and FWN community groups recently about car break-ins, home invasions, etc. Lt. Isom and the Old Fourth Ward Patrol are aware of these recent issues and is keeping a lookout for unusual and suspicious activities while on patrol. Lt. Isom wanted me to share the information below with everyone so that we have as many people informed and aware as possible. If you see any of these vehicles or anything suspicious, call 911 immediately.

Have residents be on the lookout for a white van that may be responsible for larcenies from vehicles. It should be driven by Marshall Sanford aka "Bo Peep". He also drives a red chevy truck. He may be connected with larcenies at AMLI Old 4th Ward Apts. on the Dallas St and Morgan St sides of the building. Also be on the lookout for a White Dodge Durango GA tag# BBV5679 driven by a white male and a Grey Toyota Camry occupied by several Black males.These vehicles are involved in burglaries at 240 North Avenue which is adjacent to the O4WP patrol area.

07/29/11 3:00 a.m.

Video tape from the home security system shows a black male entering a open garage door at 558 Highland Ave and make three trips taking two tvs and a hoover vacuum cleaner. The homeowner was on vacation and left the garage open by mistake.

 

08/03/11 5:47 p.m.

Two plasma tvs, one X-box game console, two cell phones were taken form 521 Boulevard Pl. Entry was made by prying open the front door. The resident in the basement heard noise around between 2:00 - 3:00 p.m. but did not investigate. He thought it was the residents. He left and came back aroud 4:00 p.m. and discovered the front door open.

 

08/03/7:20 p.m.

An audible alarm was activated and two black males were seen running with a large flat screen tv towards Fortune St. The males drove off in a blue/purplish color Chevy Impala with tinted windows and a driveout tag. Prints were taken from the scene. The vehicle was driven by a light-skinned female. Suspects were between 5'8 and 5'9, 160 - 180 lbs. One was wearing all black  clothing with a black cap. The other suspect was wearing black jeans and a white t-shirt. The owner stated that he believes his home was entered by friends that have been to his home on previous occasions. An alarm went off the next day 08/04/11 at 8:10 p.m. Officers responded and determined no entry had been made.

Papi, a Chihuahua mix, is adorable, playful, and loving.  Unfortunately he's dog #3 for us and we have realized that three is one too many.  He's 6 months old, probably fully grown (or nearly so) at 11 lbs, has all his shots and has been neutered, and is in perfect health!  He's the perfect family dog.  Papi and his crate are free to the right family.  Please call me if interested!

Hey, neighbors.  Please take a moment to participate in a brief survey about ways to improve the Sweet Auburn Market.  You may not be familiar with the Sweet Auburn Market, because it’s a little outside of our neighborhood boundaries, but it’s an important community institution that we should all be supporting.

 

The market was founded in 1918 on Edgewood Avenue on the eastern edge of downtown, to provide urban consumers with direct access to farmers and their produce.  Originally consisting of a huge tent, the market was upgraded to a brick and concrete structure (“the Municipal Market of Atlanta”) in the mid-1920s.  The market is still going strong today, provided fresh produce, meats, cheese, and fish as well as an assortment of small cafés (Grindhouse Killer Burgers, Sweet Auburn Barbecue, Café Campesino, etc.).

Three days before their 14th studio album "Beauty Queen Sister" hits stores this fall, Atlanta acoustic duo Indigo Girls will preview some of the project's 13 brand new compositions at the first-ever Party at Ponce fundraiser.  Amy Ray and Emily Saliers will headline an evening of music at the city's forthcoming Ponce City Market transformation of the old City Hall East building on Ponce de Leon Avenue. The evening will benefit the Atlanta BeltLine and Georgia Organics. The benefit marks the final public event at the two million square foot brick structure before developer Jamestown Properties begins its massive mixed used redevelopment project this fall. And yes, due to demand from fascinated Atlantans who have never stepped foot inside the massive facility, Intel has learned that guided tours will be held for attendees throughout the night.

 

Ray recalls the building well.  Her mother worked inside the structure back when it was the Sears, Roebuck and Company headquarters. "Indigo Girls always love to play events that bring the community together and this is a very special one," Ray explains. We need your input to finalize the Environmental Impact Statement (EIS) for Transit and Trails for the Atlanta BeltLine. This critical federal study, which is being conducted jointly with MARTA on behalf of the Federal Transit Administration, will determine the alignment of transit and trails in the Atlanta BeltLine Corridor and the technology for transit - either Modern Streetcar or Light Rail. Public feedback is especially needed to determine the alignment for transit and trails in the northwest quadrant of the Atlanta BeltLine between the Bankhead and Lindbergh MARTA stations, where there are multiple route options to be considered. Government Affairs Update:

  • On July 7th Atlanta BeltLine staff took several key policy advisors in Governor Nathan Deal’s office on a tour of the Atlanta BeltLine.  The tour provided many with a first look at how the Atlanta BeltLine will transform the region, and the opportunities in the areas of economic development, transit options and affordable housing.
  • The Atlanta Regional Roundtable continues meetings and public hearings to discuss the Transportation Investment Act and penny sales tax.  The Atlanta BeltLine remains an integral part of the discussions for recommended transit projects in the region.  
  • The State’s Transit Governance Study committee is recommending that all transit entities in the metro region be combined under one state governing authority. Legislation to this effect is expected to be introduced during the 2012 Georgia legislative session.

During the months of June and July, Atlanta Public School’s Project GRAD Atlanta Summer Institute and Jumpstart to Success Summer Academy joined efforts with Hands on Atlanta, Atlanta BeltLine, Inc. and The Atlanta BeltLine Partnership in cleaning up a portion of the BeltLine corridor in the Adair Park community of southwest Atlanta. Groups of as many as 30 to 100 rising 9th to 12th graders from Booker T. Washington, Carver, South Atlanta, and North Atlanta high schools helped remove litter and debris, remove invasive plants, and clear overgrown vegetation. Environmental Impact Statement (EIS) Public Hearings

We need your input to finalize the Environmental Impact Statement (EIS) for Transit and Trails for the Atlanta BeltLine. This critical federal study, which is being conducted jointly with MARTA on behalf of the Federal Transit Administration, will determine the alignment of transit and trails in the Atlanta BeltLine Corridor and the technology for transit - either Modern Streetcar or Light Rail. Public feedback is especially needed to determine the alignment for transit and trails in the northwest quadrant of the Atlanta BeltLine between the Bankhead and Lindbergh MARTA stations, where there are multiple route options to be considered. During the hearings, attendees will have the opportunity to talk with project representatives about the environmental study and review plans and graphics.

Hey, FWA folks.  Read on for a great article about Ponce City Market, courtesy of Amy Wenk of MidtownPatch.  As most of you know, Jamestown Properties and Green Street Properties graciously hosted the August meeting of the Fourth Ward Alliance INSIDE Ponce City Market.  Over 150 neighborhood residents and business owners attended the meeting, enjoying food from 4th & Swift restaurant and tours of this enormous historic property.

We had two hours inside a 2 million square-foot building.

Thursday night, the Fourth Ward Alliance held their monthly meeting inside the former City Hall East. Jamestown Properties, the development company that recently purchased the 16-acre property, gave tours and explained their plans for Ponce City Market.

Jim Irwin, vice president of development for Green Street Properties (a subsidiary of Jamestown), told people that the developers looked forward to working with the community on the project.

"Four distinct neighborhoods have grown up around the building," Irwin said. Those neighborhoods are Midtown, Old Fourth Ward, Virginia-Highland and Poncey-Highland.

"We feel a deep sense of responsibility to make this place what it should be," he said. 

That includes making the largest brick building in the Southeast passable by pedestrians. A link will be built to the BeltLine trail. And people will be able to walk from Whole Foods Market to the Historic Fourth Ward Park through the building, he said. 

The development, which will one day feature retail, office and residential space, will be redeveloped to "create a true market," Irwin said. Tenants such as bakers and butchers will be recruited. There will be a canning kitchen in the basement and 10,000 square feet of organic rooftop gardens, he said.

"It's really like nothing Atlanta has ever seen," Irwin said. 

He said 100 percent of the retail and office space would be opened by spring 2014. Work to remove the heavy machinery inside should begin next week.

The kids of Hope-Hill Elementary School in the Old Fourth Ward were in store for a cool treat Friday.

Marking the end of the first full week since school started, John Baiyewu, owner of the Kirkwood-based Pop Shop, handed out frozen chocolate and natural fruit treats.

Though a small gesture — much appreciated by the kids as evidenced by their smiles and coos of "mmm" — Baiyewu said he wanted to show the kids they mattered.  "We love working with kids all the time and being in the community so we decided to do it," he said, adding he'll be making stops at other schools.

Atlanta Public Schools have had a rocky couple of years culminating in a scathing report that said the district tolerated a culture of cheating on standardized tests, calling into question the reality of student achievement.

In his way, Baiyewu said he wanted to show and share something positive with the children.  "The good thing about what we can do as a Pop Shop is represent small businesses ad show that there are people still doing positive things in the community and still working with the school system, still working with children, and show them there's still positivity going on," Baiyewu said.

Atlanta City Councilman Kwanza Hall, whose District 2 includes the Old Fourth Ward, echoed those sentiments, saying parents and prospective parents shouldn't flee the district in the wake of the scandal.

"The school system is saying 'hey, come help us,' " he said, adding more parents and non-parents alike should connect with their local neighborhood schools.

A product of an APS education himself as were his children, Hall said pioneers who moved in and revitalized many of Atlanta 's in-town neighborhoods, shouldn't turn around and abandon the district now.  Even as a councilman, he said felt the same culture of aloofness from APS that other parents said they experienced.

But he said the district has no choice to open up now, giving parents and all who are interested in school improvement to give their input and help shape the district.  "The doors got closed to the grassroots and to change actually happening at a grassroots level," Hall said. "Now, in light of all the things that have happened, the door is back open; it's wide open.  "This is time for all of us who are pioneers, folks who can see the vision of how great Atlanta can be, to embrace the schools. This is the time for us to double our efforts, to triple our efforts."

About 15 minutes ago a woman was threatened with a slinging hammer while jogging on the underpass near the radio tower.  I just received the news from Ali (Across the Street Restaurant).  Limited details other than a white mail who appears to be attacking white women jogging on the path.

There have been several posts on the FWA and FWN community groups recently about car break-ins, home invasions, etc. Lt. Isom and the Old Fourth Ward Patrol are aware of these recent issues and is keeping a lookout for unusual and suspicious activities while on patrol. Lt. Isom wanted me to share the information below with everyone so that we have as many people informed and aware as possible. If you see any of these vehicles or anything suspicious, call 911 immediately.

Have residents be on the lookout for a white van that may be responsible for larcenies from vehicles. It should be driven by Marshall Sanford aka "Bo Peep". He also drives a red chevy truck. He may be connected with larcenies at AMLI Old 4th Ward Apts. on the Dallas St and Morgan St sides of the building. Also be on the lookout for a White Dodge Durango GA tag# BBV5679 driven by a white male and a Grey Toyota Camry occupied by several Black males.These vehicles are involved in burglaries at 240 North Avenue which is adjacent to the O4WP patrol area.

07/29/11 3:00 a.m.

Video tape from the home security system shows a black male entering a open garage door at 558 Highland Ave and make three trips taking two tvs and a hoover vacuum cleaner. The homeowner was on vacation and left the garage open by mistake.

 

08/03/11 5:47 p.m.

Two plasma tvs, one X-box game console, two cell phones were taken form 521 Boulevard Pl. Entry was made by prying open the front door. The resident in the basement heard noise around between 2:00 - 3:00 p.m. but did not investigate. He thought it was the residents. He left and came back aroud 4:00 p.m. and discovered the front door open.

 

08/03/7:20 p.m.

An audible alarm was activated and two black males were seen running with a large flat screen tv towards Fortune St. The males drove off in a blue/purplish color Chevy Impala with tinted windows and a driveout tag. Prints were taken from the scene. The vehicle was driven by a light-skinned female. Suspects were between 5'8 and 5'9, 160 - 180 lbs. One was wearing all black  clothing with a black cap. The other suspect was wearing black jeans and a white t-shirt. The owner stated that he believes his home was entered by friends that have been to his home on previous occasions. An alarm went off the next day 08/04/11 at 8:10 p.m. Officers responded and determined no entry had been made.
